In attendance were the following: <br />Kimberly Wenger -City of North Olmsted Planning Director <br />Jerry Herschman - Herschman Architects <br />Jonathen Berns - ORG Holdings (Ganley representative) <br />Jordan Berns - ORG Holdings (legal representative) <br />Ty Young and Karen Lenart - 4477 Ranchview Avenue <br />Donald Jacobson - 4493 Ranchview Avenue <br />David Batig - 4535 Ranchview Ave. <br />Clay and Dianne Lindsay - 4555 Ranchview Avenue <br />Unfortunately you were unable to attend, but I felt it imperative that you are equally informed. The <br />owners of Ganley VW are interested and genuinely concerned with fihe welfare of their neighbors <br />and encouraged us to establish this dialog with all of the adjoining properties most affected by the <br />new work and hope everyone will be pleased to know that the current condition of the Ganley <br />property will be greatly improved. Your fellow neighbors, after wielding many questions, were <br />supportive with the manner in which we will resolve their concerns. Additionally, the proposed <br />facility has been very well received by the city of North Olmsted Architectural Review Board, <br />Planning and Zoning departments. Enclosed is the proposed site plan showing our intent. <br />Normally, a picture is worth a thousand words, but architectural drawings are somewhat difficult <br />to understand, so I would like to identify the results of the meeting through a series of bullet points <br />as follows: <br />• Increase side yard set-back from 20' (required by city ordinances) to 25' <br />from adjacent property line. <br />• Remove aA miscellaneous vegetation within 25' area. <br />• Maintain and manicure all healthy trees with a trunk diameter of 4" or <br />greater within 20' area, unless requested removal by resident. <br />• Remove existing chain-link fence along rear property line. <br />• Install 6' high (non-white, color to be determined) privacy fence at 20' from <br />residents' rear property line (refer to p(an). <br />• Extend residents' chain-link fences that occur perpendicular to new fence. <br />• Install multiple varieties of evergreen trees among any remaining trees and <br />seed area within 20' area (refer to plan). <br />Upon completion of work along your rear property line, we will improve a very difficult to maintain <br />area and create the appearance that your property has increased by 20' in depth. Additionally, <br />upon execution of a suitable easement agreement, you will be free to use and landscape this newly <br />created area as you desire. <br />-1- <br />i ._,,,. w ; .k . <br />
