Public Hearing of 4/6/2004 <br />~'"' Councilman Gareau said the developer has not formally submitted a proposal. However, the <br />developer explained it as being amulti-tenant, single-level type outlet. It will be similar to Mr. <br />Mongello's development across the street with retail and service tenants. The last he heard, the <br />developer did not have an agreement with the northern-most property owner who would be <br />between the church and this proposed development. That parcel is included in this rezoning, but <br />it was not necessarily at that time included within the project based upon the developer's inability <br />to come to terms with the landowner as to a purchase price. <br />Roseann Schaeffer, Claque Towers, expressed concern about traffic problems. It is akeady <br />difficult to make alert-hand turn out of the parking lot of Claque Towers, and sometimes even <br />difficult to turn right Adding more retail will make it more difficult. <br />Councilman Gareau noted that Claque Road north near the Lorain Road intersection will be <br />widened. Hopefully, that will help the traffic problem down further as it will keep the traffic <br />moving. Also, he does not anticipate the tenants will generate a high volume of traffic. <br />Roseann Schaeffer questioned why her condo facility does not get trash pick-up. Although that <br />issue was not part of the discussion, Councilman Gareau explained that trash pick-up service is <br />provided to residents who live on dedicated streets. President O'Grady noted another aspect was <br />whether or not the trash collection vehicle can actually get down the street. Non-dedicated <br />streets are not built to the same standards as many of the other streets in the city. So, the heavy <br />garbage trucks could potentially cause damage. Councilman Limpert noted that the condo <br />residents can bring their trash to the dedicated street and it would be picked up. Councilman <br />McKay explained that, if the city sponsored trash pick-up on private property, then they would <br />have to do the same for private homeowners. Everyone is treated equally and must bring their <br />trash to the curb. <br />Mark Montgomery, representing the property in question, explained the addition of the building <br />will be approximately six to seven thousand square feet. It's a relatively small strip center and it <br />allows for the clean-up of that corner. The bank building will be refaced and it will give a more <br />upbeat look for the area. To explain the types of tenants, he noted he was tentatively talking with <br />a real estate company that does land/tile work and a card shop. He anticipates between five and <br />six space locations that will range from 800 square feet to 1,200 square feet. With regard to the <br />traffic flow issue, currently it is a fifty-four to fifty-eight thousand car count. Adding those four <br />or five tenants is not going to affect or change that car count. In answer to Mr. Gareau, he said <br />he had not come to terms with the third property owner <br />President O'Grady adjourned the public hearing at 7:15 p.m. <br />L.
