Council Minutes of 8/21/2007 <br /> <br />Dover Center Road in Westlake at the Porter Road library property. It appears <br />they are concerned about pedestrian traffic and children possibly being attracted <br />to a detention pond which is located within 10 feet of the sidewalk. One neighbor <br />spoke about truck drivers making deliveries to Wellington Place in that they need <br />to pull down Clague Road past the Wellington Place entrance drive and then back <br />into the driveway to access this facility, which is located in a residential <br />neighborhood. This action blocks the entire street. Wellington Place and Dr. <br />Walter's should seriously consider access from Brookpark Road to alleviate the <br />current and future vehicle problems. An architect from the Planning Commission <br />stated having ingress and egress from Brookpark Road would tie up traffic on one <br />side of a four lane highway. All vehicle traffic is blocked when atractor/trailer is <br />backing down Clague Road to gain access to Wellington Place for deliveries. <br />This also means truck traffic is using Mastick Road to make deliveries to a Clague <br />Road business. Many comments were made about Dr. Walters' professionalism <br />in his dental practice. He would hope Dr. Walters would apply the same <br />professionalism to a more suitable location for a business. He suggested, if any <br />Council members believe this business should locate in a residential <br />neighborhood, then he implores them to find a location in their neighborhood. <br />Roll call continued: Barker, yes, with comment, that he commends Dr. Waiter's <br />in his plan to keep a family business in North Olmsted after some 40 years of <br />taking care of North Olmsted residents who make up approximately 85% of his <br />practice. He thinks the design and adjustments that had to be made to fit on this <br />corner are excellent. In meetings of the BZD, he heard no objections from <br />residents who live on Clague Road, but he heard compliments and residents <br />saying they want this project. He heard that at times there is traffic, but it is <br />caused by a shift change. He heard that trucks backing into Wellington Place isn't <br />the problem that we thought it was. He also heard that the footprint just doesn't <br />fit, but north of Brookpark Road at the interchange of I-480 and Clague, there is a <br />footprint of a house that is almost as big. He feels this project really enhances the <br />corner of Clague and Brookpark, the gateway into our city. The project was <br />approved by the boards and commissions and variances were granted. He thinks <br />it all worked well together to give the city a great development project, and he <br />thanked Kim Wenger for doing a great job moving this project through. In his <br />opinion it would be a disservice to the city, the Doctor, his patients, and the <br />residents of North Olmsted to vote against this project. Roll call continued: <br />Ryan, no; Jones, yes; Miller, no, with comment, that he too is hopeful that Dr. <br />Walters and his wife will remain in North Olmsted. There is considerable amount <br />of commercial retail properly zoned space available throughout our city. To add <br />this property to a residential area, he thinks is inappropriate and places our <br />citizens at risk. He would refer to the comments he made in committee regarding <br />his concerns about rear-end accidents, the additional parking even beyond that <br />which is required by code indicates a large amount of vehicular traffic in that area <br />along with the pedestrian traffic that is there will create some hazards. He is also <br />very concerned about the lighting that will be in the parking lot to the rear and <br />how that will be presented to the rest of the residential neighbors along that side <br />of Clague Road. He thinks Brookpark Road is one of the few roads that works <br />11 <br />
