Council Minutes of 9/16/2008 <br /> <br />as the campus will be consolidated into fewer pazcels. A variance was granted for <br />front setback of the Saab dealership which is an existing non-conforming <br />building. Finally, a variance was granted for rear setback behind the Saab <br />dealership for an area of seven parking spaces so that the new parking azea would <br />be consistent with the existing non-conforming rear setback. After a brief <br />discussion and presentation by Mr. Brooker, some questions were: was the brick <br />ranch-building going to change? The answer was not at this time. Also, if the <br />residents at the rear of the property would have to listen to people being paged <br />from a loud speaker all day, and the answer was no. Also, rear property parking <br />spaces aze for inventory and there should not be a lot of traffic driving back and <br />forth through the complex. With no further discussion in committee, Councilman <br />Barker made a motion to recommend approval of the Saab Dealership COMS08- <br />12 located at 28300 Lorain Road including all boards and commissions <br />recommendations and variances granted. The committee motion was seconded by <br />Councilman Gazeau and passed 3-0. The new Saab dealership is going to be <br />almost as beautiful as the Porsche and Mercedes dealerships. It will be an <br />impressive sight when done. Councilman Bazker moved to approve the proposal <br />for COMSO8-12, North Olmsted Auto Collection of 28300 Lorain Road, the <br />Saab addition, subject to the recommendations of the Planning & Design <br />Commission, variances granted and further waiving the requirement for side yazd <br />setbacks as the parcels involved in the project will be developed as a coordinated <br />facility. The motion was seconded by Councilman Gareau. Roll call: Barker <br />yes; Gareau, yes; Mahoney, yes; Orlowski, yes; Ryan, yes, with comment that he <br />may start parking across the street to see who all these people are who are buying <br />these Mercedes! Roll call continued: Kearney, yes. The motion passed <br />unanimously. <br />~ COMS08-13, North Olmsted Auto Collection (Lotus) on . P. P. Number 234-24- <br />006 on the south side of Lorain Road. This proposal consists of constructing a <br />new Lotus dealership and vehicle storage on an existing vacant site on the south <br />side of Lorain Road. The proposed building is approximately 4,100 square feet <br />and will be constructed using block and EIFS system. Stucco will be used at <br />ground level to prevent water infiltration. Proposed landscaping is consistent with <br />the plant varieties and design of the Mercedes, Porsche, and Saab dealerships. <br />Brick pavers will be installed along the right-of--way and two curb cuts are <br />proposed for internal circulation and vehicle deliveries. A 6-foot tall wood fence <br />will be installed around the perimeter of the vehicle storage area. The city's <br />riparian and wetland setback regulations dictate the portion of property within the <br />floodplain not be developed, which is a sizable amount of the lot. This i~ <br />apparently the first time this has come into play since approving those regulations. <br />This leaves more than one-third of the property as green space. The storm water <br />filtration takes the storm water to the rear ditch. The proposal received variances <br />for one additional wall sign and display of four vehicles in the front setback. The <br />project is tastefully done and there are two businesses located at this proposed <br />development: the Lotus Dealership and North Olmsted Performance, which is a <br />car customization and audio installation business.
