The work to be performed by Serafin Golf Course Design, Inc. on this project will be <br />organized into phases as described below. <br />1.)_ Reatovatiom ]Planning Phase <br />a) Serafin Golf Course Design, Inc. will visits the golf course to consult with the , <br />Owner (City of North Olmsted) to determine the parameters of the project, the <br />design concepts to be applied; review eYisting conditions on the golf course (soil <br />conditions, surface drainage, topographic features, shade and sun conditions, size <br />of tees and greens, safety of golf holes, etc.) and identify options and opportunities for improvements. <br />b) Based on observations during site visits and the Owners project objectives Serafin <br />Golf Course Design, Inc. will prepare a Renovation Plan for the golf course. The <br />Renovation Plan will be presented in the following forrnat: <br />.Preliminary Design <br />Renovation iklaster I'lan <br />Serafin Golf Course Design, Inc. will discuss and review preliminary design <br />cancepts with the Owner, and will prepare successive sets of design options until <br />an approved preliminary design has been selected by the Owner. Serafin Golf <br />Course Design, Inc. will prepare a Preliminary Master Plan based on the <br />preliminary concepts that have been approved by the Owner. The Preliminary <br />Master Plan will illustrate all of the proposed irnprovements for the golf course <br />and will consider the overall site planning to insure effective integration with the <br />Owners overall project objectives. Also in this phase, the location of the cart paths <br />will be reviewed. Tt is understood that the installation of cart paths will be under a <br />sepaxate contract. The Preliminary Master Plan will be done at a scale of 1"=200', <br />depending on the availability of base maps. A fiill color rendering of the Master <br />Plan will be prepared at a scale of 1"=200'. <br />¦ Cast Estimate & Work 3'chedule <br />A preliminary cost estimate of the construction costs for the recommended <br />improvements will be prepared. This cost estimate will represent the range of <br />costs the Owner should expect in completing the improvements. The cost <br />estimate will also include a suggested work sequence and schedule of <br />coilstruction. This sequence and schedule will identify the phases of construction <br />and which holes are included in each phase, <br />c) Serafin Golf Course Design, Inc. will make up to 2 visits far the purpose of <br />presenting and discussing the Preliminary Master Plan to the Owner. <br />Springvale Golf Course <br />Renovation Propasal <br />2
