2.) Construction Docuanent Phase <br />a) Serafin Golf Course Design, Inc. will prepare, based on the approved Preliminary <br />Master Plan, plans, drawings and specifications that set forth in detail the <br />construction requirements for the project. <br />b) Construction documents will include the following: <br />¦ Renovation Master Plan (1 "=200') <br />a Conceptual Grading and Drainage Plan (1 "=100') <br />? Detailed Grading and Drainage Plans oF each hole (1 "=50') <br />s Detailed Construction Drawings of each new green (1 "=20') <br />? Construction Specifications with bidding iilformation and guidelines, <br />and suggested conditions of contract. <br />c) Construction plans will be documented using AutoCAD Version 14; a diskette(s) <br />containing a fiie of each final drawing will be submitted to the Owner. A dislsette <br />containing the construction speciFcations in Microsoft Word will also be <br />submitted to the Owner. <br />d) Twelve (12) sets of all construction plans and documents will be provided to the <br />Ow.ner. <br />e) Upon completion of the Cvnstruction Document Phase, a detailed construction <br />estimate will be prepared for the Owner. This estimate will be based on <br />calculations of cuts and fills dictated by the Construction Documents. Accuracy <br />of estimates for earthworlc calciilations will be contingent upon the quality and <br />detail of base maps provided by the Owner. This estimate will also be based on <br />quantities of other golf course elements such as bulk heading, bridges, btulker <br />sand, 5od, etc. The final estimate of construction cost should serve as a budget to <br />guide the Owner in the evaluation of bids or in the management of the <br />construction phase. f) Upon completion of the Construction Document Phase, the Owner will have a11 of <br />the infoimation and materials necessary to obtain competitive bids for the <br />construction of the project, or to actually begin renvvations of the golf course, <br />with the eYCeptions described in item (B.) below. <br />3.) Construction Bidding Phase <br />a) If necessary, Serafin Golf Course Design, Inc. will be available to assist tlie <br />Owner in identifying qualified contractors, providing contractors with inforrnation <br />about the project, and evaluating bids. <br />Springvale Golf Course <br />Renovation Proposal <br />3
