permitted in a Multiple Residence (Apartment) District subject to the
<br />same terms, provisions, conditions and limitations imposed upon such uses
<br />by Chapter 1137 with the exception that the height and story limitations
<br />imposed by Section 1137.05 be increased to forty-five feet above grade
<br />level or four and one-half stories, whichever is lesser.
<br />(2) Elderly housing. Including uses permitted in a Senior Residence District subject
<br />to the same terms, conditions and limitations imposed upon such uses by
<br />Chapter 1.138.
<br />(3) Cluster single family. Cluster developments as permitted and regulated by
<br />Chapter 1136 with the exception that they shall not exceed forty percent
<br />(40°/a) of the total development.
<br />(c) Mixed Use District C. Any of the uses permitted in Section 1135.01(a) and (b) and
<br />including the following:
<br />Park administrative, religious and educational center and professional uses. The following uses
<br />shall be permitted: hospitals, medical clinics, nonmanufacturing development laboratories, research
<br />laboratories, academic and professional schools including religious and educational centers which may
<br />be a combination of any or all of the above integrated into an overall plan in such a manner as may
<br />be approved by the Planning Commission, together with any other use which the Commission from
<br />time to time determines is in keeping with the foregoing uses and is not injurious or offensive by
<br />reason of the emission of odors, dust, smoke, gas fumes, vibrations or noise, and associated and
<br />accessory uses to the foregoing uses.
<br />(d) Mixed Use District D. In Mixed Use District D, the following uses shall be permitted.
<br />(1) Multiple dwellings. There shall be permitted only the multiple dwelling uses
<br />permitted in a Multiple Residence (Apartment) District subject to the
<br />same terms, provisions, conditions and limitations imposed upon such uses
<br />by Chapter 1137 with the exception that the height and story limitation
<br />imposed by Section 1 137.05 be increased to thirty-six feet above grade
<br />level or three stories, whichever is lesser.
<br />(2) Elderly housing. Including uses permitted in a Senior Residence District subject
<br />to the same terms, conditions and limitations imposed upon such uses by
<br />Chapter 1138.
<br />(3) Cluster single family. Cluster developments as permitted and regulated by
<br />Chapter 11.36.
<br />(4) Office building. Office Building District uses as permitted and regulated by
<br />Chapter 1 14 ] , with the exception that no office building shall exceed in
<br />height the lesser of three stories or thirty feet above grade.
<br />(5) Local retail. The following local retail uses for local or neighborhood needs shall
<br />be permitted, but only as an ancillary use to any of the uses set forth in
<br />subsections (d)(1) through (4) hereof.
<br />A. The retail sale of baked goods, confectionery, dairy products,
<br />delicatessen, fruits, vegetables, groceries, meats or beverages;
<br />B. The sale of books, magazines, newspapers, tobacco products, drugs,
<br />flowers, gifts, music, photographic equipment and goods,
