<br />roadway located within Parcel No. 2 shall be borne by Lessor alone.
<br />16) Insnection of Premises. Lessor reserves the right during all business hours to enter
<br />the demised real estate to examine the state of repair and structural safety of the premises.
<br />17) Parking. Lessee, its agents, employees, and invitees shall have the right without
<br />additional charge to the use in common with other parties authorized by Lessor of the parking
<br />?
<br />areas adjacent or in proximity to the demised real estate.
<br />18) Fire or Other Casualtv Shall Not Affect Pavments of Rentals. No partial or
<br />complete destruction or disability to occupy by fire, flood or other casualty of the buildings or
<br />improvements now or hereafter situated upon said demised real estate shall in any way affect the
<br />payment of the rental hereinbeā¬ore described or the validity of this lease or any portion thereof,
<br />except as herein otherwise provided.
<br />19) Indemni v and Waiver of Liability for Lessee's Propertv. A. Lessee shall at all
<br />times comply with and observe all laws, statutes, rules, ordinances, regulations and legal
<br />requirements of the United States, State of Ohio, City of North Olmsted, and of any other
<br />political subdivision, and of all public boards and officers relating to said premises, or to the
<br />improvements thereon, or the use thereof. Further, Lessee shall not knowingly permit or suffer
<br />said demised real estate to be used for the purpose of carrying on any unlawful business or
<br />activity, and shall at all times save free and harmless the Lessor, the demised real estate and the

<br />improvements thereon from any and all loss, liability or damage in any way arising out of the use
<br />of said demised real estate or any part thereof by said Lessee, or resulting from any illegal or
<br />improper use of said demised real estate, should any lawful or valid claims therefor be made.
<br />Further, Lessee shall promptly pay and discharge any and alt legal claims and judgments arising
<br />from, connected with or growing out of the use, misuse or condition of said demised real estate,
<br />or the making of any alterations, improvements or repairs thereon.
<br />B. All property belonging to Lessee located in or about the demised real estate
<br />shall be at the sole risk of Lessee, and Lessor shall not be liable for the theft or misappropriation
<br />thereof, nor for any damage or injury thereto, nor for any damage or injury to Lessee, or any of
<br />the Lessee's officers, agents or employees, or to other persons or to any property caused by fire,
<br />explosion, wind, water, rain, snow, frost, steam, gas, electricity, any acts of God, heat or cold,
<br />dampness, falling plaster and/or ceilings, sewers or sewage odors, noise, leaks from any part of
