<br />said building or by the bursting or leaking of pipes, plumbing, electrical wiring and equipment and <br />fixtures of all kinds, or by any act or neglect of a tenant or of any person or caused in any manner <br />whatsoever; provided, however, nothing herein shall relieve Lessor from its own negligent acts or <br />omissions, or willful misconduct. <br />20) Reversion; Surrender to Lessor. Upon the expiration of this lease term, title to the <br />improvements constructed on the demised real estate shall automatically revert to Lessor. <br />However, if Lessor and Lessee enter into a new lease, or new term of lease, improvements <br />located on the land which is the subject of the new lease shall not revert to Lessor until the <br />conclusion of said new lease or new term of lease. At the expiration of the term, or in the event <br />of a forfeiture or termination before the normal expiration, Lessee shall peaceable and quietly <br />deliver up the demised real estate, together with all improvements thereon, to the Lessor in as <br />good condition as they now are, or may hereafter be put, reasonable use and ordinary wear and <br />tear excepted. However Lessee may remove all of Lessee's equipment and trade fixtures from <br />said real estate. Any equipment or trade fixtures of Lessee not removed by Lessee within sixty <br />(60) days after repossession of the demised real estate, whether at the expiration of the lease term <br />or otherwise, shall be considered abandoned by Lessee and may be appropriated, sold, destroyed <br />or otherwise disposed of upon prior notice to Lessee, and Lessee will pay Lessor, upon demand, <br />all costs and expenses incurred by Lessor in removing, storing or disposing of any of Lessee's <br />equipment. Lessee shall immediately repair any damage caused by any removal of Lessee's <br />equipment and trade fixtures. <br />21) Quiet Possession. Lessor covenants with Lessee that the rents being paid in the <br />manner and at the time herein provided and the covenants, conditions and agreements herein <br />being all and singular kept, fulfilled and performed, the Lessee shall lawfully, peaceable and <br />quietly have, hold, possess and enjoy said premises hereby leased during the term hereby granted, <br />without any hindrance, disturbance or molestation whatsoever from the Lessor or anyone claiming <br />under Lessor. And the Lessor hereby wanants and agrees to defend said premises hereby granted <br />unto said Lessee against the lawful claims of all persons whomsoever, excepting such as may <br />result from the acts or defaults of the Lessee. Lessor warrants that the demised real estate is not <br />now and shall not be as of the commencement date of this lease, subject to any mortgages or <br />other liens. Lessor further warcants that Lessor has or will have prior to the execution of this <br />9 <br />
