<br />term of this lease. <br />However, said Lessor agrees and understands that said Lessee shall not hereby be liable <br />for nor chargeable with any income tax, inheritance, succession, estate, excess profit, corporation <br />or capital levy tax, or tax of a similar nature, which said Lessor may be calted upon to pay on <br />account of Lessor's ownership of the real estate; provided, however, that in any case in which a <br />tax may be levied, assessed or imposed upon the income arising from the rent hereunder for the <br />use and occupancy of the demised real estate and improvements thereon in lieu of a real estate tax <br />upon the same, or if at any time during the term of this lease the method of taxation prevailing at <br />the commencement of the term hereof shall be altered so as to cause the whole or any part of the <br />taxes, assessments, levies, impositions or charges now or hereafter levied, assessed or imposed on <br />the real estate and the improvements thereon, to be levied, assessed or imposed wholly or partially <br />as a capital levy or otherwise on the rents therefrom in lieu of a real estate tax upon the same, <br />Lessee shall upon written request by Lessor reimburse the same to Lessor. However, Lessee's <br />obligation hereunder shall be limited to the amount of the newly imposed taxes in lieu of real <br />estate taxes solely to the extent that the Lessor would be taxed if this were the sole piece of real <br />estate owned by Lessor. <br />6) Evidence Showing Pa,yment of Taxes. Upon written application of said Lessor, <br />said Lessee shall furnish to said Lessor written evidence that all of the above enumerated taxes <br />and assessments and other charges have been paid. In the event that said Lessee shall fail to pay <br />any of the above enumerated taxes and assessments and other charges, said Lessor may pay the <br />same, which shall be charged against said Lessee and also become a lien upon the interest of said <br />Lessee in the premises, and shall bear interest at the rate of twelve percent (12%) per annum until <br />repaid. <br />7) Utilitigs. The Lessee shall, during the continuance of this lease, pay for all heat, electric <br />current, water, gas, telephone and other utilities used by Lessee in or upon the demised premises, <br />such payment to be made directly ta the utility company or department furnishing the same, and <br />Lessee agrees to indemnify Lessor and save Lessor harmless against any liability or damages on <br />such account. The Lessee shall also at Lessee's sole cost and expense procure any and all <br />necessary permits, licenses or other authorizations required for the lawful and proper installation <br />and maintenance upon the demised real estate of wires, pipes, conduits, tubes and other <br />3. . .. ... ..
