<br />• , ,,? ? ..?,,, <br />Easement Agreement marked as Exhibit "B" and consisting of a one-page agreement and a one- <br />page map. <br />ITEM TARF.F: Purchase Price <br />The purchase price for the real property described in ITEM ONE and the easement <br />granted in ITEM TWO shall be Two Thousand, Eight Hundred Dollars ($2,800.00). <br />ITEM FOUR• Payment of the Purcha e Price <br />The purchase price described in ITEM THREE shall be paid as follows: <br />(a) At the time of signing -$2,800.00. <br />I ,N( 1'i1VE: F.vidanra nf Ti+ln <br />Seller shall convey good and marketable title to said properry by furnishing Purchaser with <br />a general warranty deed to said property. Said deed shall release dower rights, if any, and sha11 <br />state that said property is being conveyed free and clear of a111iens and encumbrances whatsoever, <br />except (a) restrictions of record and any conditions, reservations and easements created in <br />conjunction with such restrictions; (b) zoning ordinances, if any, and (c) taxes and assessments, <br />both general and special, for the current half of the taxable year and thereafter. <br />I'TFM SIX• No Escrow <br />No escrow shall be established for the closing of this transaction. Seller shall pay a11 costs <br />associated with the transaction. All documents and funds necessary for the completion of this <br />Agreement shall be exchanged by and between the parties at the signing of this Agreement. <br />Possession shall be given to Purchaser upon title transfer. In addition, Purchaser's easement upon <br />Seller's property shall become effective upon title transfer. <br />2
