D. Efficiency units shalt have a minimum area of three hundred (300) square feet and a maximum area of four hundred fifty (450) square feet from the center line of interior partitions to the interior face of exterior walls. E. The maximum number of Efficiency units per building shall not exceed ten (10) per cent of the total number of dwelling units permitted. 1205.10 Hei ht Limitations. Buildings in these classes shall not be less than fifty 50 feet or five (5) stories, nor more than two hundred (200) • feet or twenty (20) stories in height, subject to the limitations of Sec- tion 1155•03 of this Code. Penthouses shall be limited within the 200 feet maximum area but appurtenances referred to in Section 1155•04 may extend to an additional height not to exceed thirty (30) feet. The height of all buildings in the Hi-Rise Districts shall be subject to the approval or directions of the Federal Aviation Agency. A certificate thereof must be presented at the time of original development application. 1205.11 Miscellaneous Requirements. A. Accessory uses. Accessory uses of a character and service normally required by tenants and occupants of Hi-Rise Buildings such as food and beverage service, restaurants, valet and laundry service and the facilities associated with such services, shall be permitted4 in Hi-Rise Districts provided that: (1) Such services and facilities are limited for use only by the tenants and their guests; (2) Such use is limited to the confines of the building; (3) No part of such accessory use or the entrance thereto shall be adjacent to or within 100 feet of a puhlic sidewalk or street; (4) No sign or display indicating the existence of such accessory use shall be visible from the outside of the building. Parking areas shall be thoroughly illuminated whenever determined necessary by the Mayor to protect the public safety. Such illumination shall be so designed and located that light sources are shielded from adjoining residential districts and streets, and shall not be of exeessive brightness or cause a glare to pedestrians or drivers, and limited to not rnore than heights of twelve (12) feet. D. Fire Access. No obstruction or parking shall be permitted within a band of fifteen (15) feet around a building, the outer limits of which should be preferably at a distance of thirty (30) feet to accomodate hook and ladder apparatus. Driveways and other temporary uses shall be permitted in this area. E. Standpipes. Standpipes having a diameter of six (6) inches shall be provided in the buildings of these classes. - 4 -
