-zt~- <br />continued and such use may be extended throughout the building; provided no <br />structural alterations are made, other than those ordered by an authorized <br />public officer to assure the safety of the building or structure; and <br />provided further that such extension does not displace anbr residence use in <br />a Residence District established by this ordinance. <br />(c) Anon-conforming use of a building may be changed to <br />another non-conforming use of the same or of amore restrictive cla~sifica- <br />tion, provided no structural alterations are made, other than those ordered <br />by an authorised public officer to assure the safety of the building or <br />structure; and provided further that sash extension does not displaoe arjy <br />residence use in a Residence District established by this ordinance; <br />(d) Whenever a non-conforming tree of a building has been <br />changed to a more restricted use or to a conforming use, such use shall not <br />thereafter be changed to a less restricted use. <br />(e) Whenever a nvn-eonformi.rig use of a building, or <br />portion thereof has been discontinued for a period of at least one (1) <br />year, such non-conforming use shall not thereafter be re-established, and <br />the future shall be in conformity with the provisions of this ordinanc®. <br />Section 2. REPAIRS AND RESTORATIONS OF BDILDINQS OF <br />- ~~ <br />(a) Nothing in this Article shall prevent tdze strength- <br />erring or restoration to a safe condition of any structural part of ar~q <br />building declared unsafe by the Building Commissioner or other authorized <br />official or agency of the City. Such repair within the life of a <br />non-conforming building shall not exceed ~0 per Dent of the valuation of <br />each building at the time of repair or restoration, determined as follows: <br />All parts whether existing, new, or destroyed, and including plumbing1 <br />heating and ventilatinv equipment, electric wiring and equipment, and other <br />necessary fixed equipment shall be valued at costs current at the time of <br />evaluation provided that parts which do not serve a required purpose, but <br />on7,y for comfo~ and enhancement, shall not be included in suoh evaluation, <br />unless the buildin;; is changed to a conforming use. <br />Section 3. APPLICATION OF HEIONT LIM[TATIONS AND EXCEPTIONS <br />(~g[JERAI,. The height limitations of this ordinance shall <br />be applied as follows: <br />(a) A cellar or baseiaent, when designed for occupancy as <br />a dwelling, shall be counted as a story; when otherwise designed and used <br />it shall not be counted as a story. <br />~.. i <br />
