For a hospital in an ~iA~- Residence District, where <br />on account of ample area of site and adequate open spaces on all sides of <br />the proposed structure, the residential character of the neighborhood will <br />not be affected. <br />9. For a municipal utility or building in any district <br />when such use is reasonably necessary and essential for the public con- <br />venience and welfare and not seriously detrimental to the character of the <br />district in question. The City of TJorth Olmsted is exempted from all <br />restrictions as to the use of land or buildings as set forth in the <br />Ordinance. <br />10. For a community garage, in a Residency District, <br />located within two hundred {200) feet of an existing dwelling; or for a <br />public garage in a business district, within two hundred (200) feet of a <br />school, playground, church, hospitals public library or Residence District. <br />Yn passing upon such appeal, the Board shall give weight to the consents, <br />as shown by the signatures of the owners in interest and number of sixty <br />(60) per cent of all the property within two hundred (200) feet of the <br />proposed structure, to such variation from the provisions of this ordinance. <br />11. For a front yard of less depth than that required <br />by this ordinance where topography or existing development makes strict <br />compliance unreasonable or substantially impossible. <br />12. For an arrangement and size of yards varying from <br />that specified in the ~~Schedule of Height and Area Regulations~~ in case of <br />a group of buildings on a parcel of land forming in effect a multiple <br />dwelling made up of separate units, provided that the depth of yard <br />adjacent to a street line and the required lot area per family as specified <br />in this ordinance shall be complied within the location of said buildings. <br />13. For such reasonable variation of the Height and <br />Area Regulations herein set forth as the Board may deem necessa~~ for the <br />public convenience or welfare, harmonious to the purpose of the District <br />and not unreasonably injurious to the property of the District in which <br />the structure is or is to be located. <br />11~. For the erection and use of a gasoline service station <br />in a Retail Business District if said erection and use will not be unreason- <br />ably injurious to the property in the district in which said service <br />station is to be located. <br /> <br />
