A <br />f <br />~v~`io~ <br />CITY OF NORTH OLMSTED <br />ORDINANCE NO. 64 ~ ~ - <br />BY ~ <br />AN ORDINANCE ESTABLISHING A MINIMUM REQUIREMENT FOR <br />THE DEVELOPMENT OF LAND WITHIN THE CITY OF NORTH OLMSTED <br />AS TO THE MAPS REQUIRED, FEES TO BE CHARGED AND PROCEDURE <br />TO BE FOLLOWED FOR PLANNING OF LAND WITHIN THE CITY <br />OF NORTH OLMSTED. <br />WHEREAS, Council has determined that it has become necessary <br />to establish minimum standards for the orderly development of land, and <br />WHEREAS, Council desires to set forth the procedures to be <br />followed by land developers in the City of North Olmsted except in "Mixed Use <br />Districts" , and <br />WHEREAS, Council desires the City of North Olmsted to review <br />and approve all land development within the City, and <br />WHEREAS, it is necessary to establish the procedures, require- <br />ments and costs to be charged for the deve~pment of land within the City of <br />North Olmsted. <br />NOW, THEREFORE, BE IT ORDAINED by the City of North Olmsted, <br />Ohio: <br />Section 1: There is hereby established the procedure for the <br />development of land in the City of North Olmsted, setting forth the method and <br />order land developers mutt adheretto in the development of land within the City, <br />except such land as is referred to fn Title Seventeen, Chapter 1201 to Chapter <br />1204, inclusive of the Zoning Code of the City of North Olmsted, entitled <br />"Mixed Use Districts . " <br />A Developer as used in this Ordinance is understood to mean any <br />person who subdivides any parcel of land, which has been shown as a unit or <br />contiguous units, on the past preceding tax roll, into two or more parcels, sites, or <br />lots, any one of which is less than five acres, whether the€e.is involved new streets <br />or not, or parcels of land over five acres when streets or easements of access are <br />c ontemplated or involved. <br />Section 2: SUMMARY OF PROCEDURE <br />A. The developer shall apply to the Planning Commission (using their forms) and <br />supply them with the following data: <br />1. Preliminary Map and Vicinity Map. <br />2. Topographic Map. <br />3. The Plat. <br />4. Improvement Plans <br />5. Necessary documents such as easements and title insurance, etc. <br />B. The Planning Commission shall refer each of the above datum to the <br />proper City Official (Director of Law, Engineer, etc.) <br />~. The Director of Law and City Engineer shall review the matters referred to <br />them and report to the Planning Commission their findings. <br />D. The Planning Commission acts on each .datum in their turn and refers tgame <br />to Council for action. <br />1. The l~pplication of Approval of the final plat shall be submitted in <br />in writing to the Planning Commission twelve (12) days prior to the <br />meeting it is to be considered for the commission's final approval. <br /> <br />
