Efficiency units shall have a minimum area of three hundred <br />(300) square feet and a maximum area of four hundred fifty <br />(450) square feet from the center line of interior partitions to <br />the interior face of exterior walls. <br />E. The maximum number of Efficiency units per building shall not <br />exceed ten (10) per cent of the total number of dwelling units <br />permitted. <br />1205.10 Hei ht ~mitations_ Buildings in these classes shall not be less <br />than fifty .50 feet or five (5) stories, nor more than two hundred (200) <br />feet or twenty (20) stories in height, subject to the limitations of Sec- <br />tion 1155.03 of this Code. Penthouses shall be limited within the 200 <br />feet maximum area but appurtenances referred to in Section 1155.04 may <br />extend to an additional height not to exceed thirty (30) feet. <br />the height of all buildings in the Hi-Rise Districts shalt be subject to <br />the approval or directions of the Federal Aviation Agency. A certificate <br />thereof must be presented at the time of original development application. <br />1205.11 Miscellaneous Requirements. <br />A. Accessory uses. Accessory uses of a character and service <br />normally required by tenants and occupants of Hi-Rise Buildings <br />such as food and beverage service, restaurants, valet and laundry <br />service and the facilities associated with such services, shall <br />be permittedx`in Hi-Rise Districts provided that: <br />(1) Such services and facilities are limited for use only <br />by the tenants and their guests; <br />(Z) Such use is limited to the confines of the building; <br />(~) No part of such accessory use or the entrance thereto <br />shall be adjacent to or within 100 feet of a public <br />sidewalk or street; <br />(4) No sign or display indicating the existence of such <br />accessory use shall be visible from the outside of <br />the building. <br />B. Lig:hting. Parking areas shall be thoroughly illuminated whenever <br />determined necessary by the Mayor to protect the public safety. <br />Such illumination shall be so designed and located that light <br />sources are shielded from adjoining residential districts and <br />streets, and shall not be of excessive brightness or cause a glare <br />to pedestrians or drivers, and limited to not more than heights <br />of twelve (12) feet. <br />D. Fire Access. No obstruction or parking shall be permitted withir <br />a band of fifteen (15) feet around a building, the outer limits <br />of which should be preferably at a distance of thirty (30) feet <br />to accomodate hook and ladder apparatus. Driveways and other <br />temporary uses shall be permitted in this area. <br />E. Standpipes. Standpipes having a diameter of six (6) inches shal <br />be provided in the buildings of these classes. <br />-4- <br />
