~`T <br />1205.04 Lot Area Requirements. <br />i ~{ <br />A. Class A - Residential. Lot area shall be sufficient to meet the <br />minimum requirements set forth in Sections 1205.05 - 1205.10 and <br />applicable miscellaneous requirements of Section 1205.11. <br />B. Class B - Business Office and Professional. Same as Class A as <br />applicable, except that Sections 1205.0$ and 1205.09 do not apply. <br />Minimum lot width for both classes, shall be 120 feet. <br />1205.05 Maximum Area of Lot Covered by Building. The maximum area of the <br />parcel to be occupied by the building or structure shall not exceed thirty <br />(30) per cent of the gross land area. This area of the building shall be <br />computed from the perimeter of the first floor exclusive of overhangs. <br />1205.06 Set Back and Side Yard Requirements. <br />A. Front Set Back, the distance from the street line to the building <br />line, shall be not less than 75 feet. <br />B. Rear Set Back, the distance between the rear property line and <br />the nearest part of the building, shall be not less than 75 feet. <br />C. Side Yard, the distance between the side property line and the <br />nearest point of the building, shall be not less than 20 feet <br />for a fifty foot or five story building. For buildings in excess <br />of fifty (50) foot or five (5) stories, the minimum side yard <br />shall be increased 17% for each story. <br />1205.07 Parking <br />A. There shall be one and one-half parking spaces for each dwelling <br />unit, or which at least 3/4 parking space shall be located in a <br />garage and 3/4 may be located in an open parking area. <br />B. There shall be one parking space for every 350 square feet or <br />fraction thereof, of gross floor space on all floors above the <br />ground floor in the Class 6 Zone. <br />C. To the extent that the requirements of Chapters 1211, 1212, 1213 <br />and 1214 may be applied in Class A and B Zones subject to A & B <br />hereof, parking and access requirements shall be limited and <br />restricted by such provisions. <br />D. Parking shall be permitted in the front and rear of the property <br />except that no parking space may be closer than 10 feet to the <br />rear line or 7 feet to the front or street line of the property. <br />The 10 and 7 foot buffer areas shall be landscaped in a manner <br />approved by the Planning Commission. <br />E. Garages may be located in the building when permitted by the <br />Planning Commission, and shall not be located within the front <br />set back area. <br />1205.08 Densit of Class A Hi-Rise. Class A Structures shalt contain no <br />more than sixty 60) dwelling units per acre of land. <br />1205.09 Minimum Dwelling Unit Areas. <br />A. One (1) bedroom units shall have a minimum area of six hundred <br />sixty (660) square feet from the center line of interior <br />partitions to the interior face of exterior walls. <br />B. Two (Z) bedroom units shall have a minimum area of eight hundred <br />(800) square feet from the center line of interior partitions to <br />the interior face of exterior walls. <br />C. Three (3) bedroom units shall have a minimum area of twelve <br />hundred (1200) square feet from the center line of interior <br />partitions to the interior face of exterior walls. <br />-3- <br />
