CITY OF NORTH OLMSTED <br /> ORDINANCE NO. 2014 - 7 <br /> BY: Mayor Kennedy. <br /> AN ORDINANCE PROVIDING FOR THE AMENDMENT OF <br /> THE ZONE MAP OF THE CITY OF NORTH OLMSTED BY <br /> REZONING PERMANENT PARCEL NOS. 234-02-001, 234-02- <br /> 002,234-02-003,234-02-004,234-02-005,234-02-014 AND 234-08- <br /> 007, FROM LIMITED INDUSTRY-INDUSTRIAL PARK TO <br /> MOTORIST SERVICE DISTRICT. <br /> WHEREAS, Dale Schmidt, owner of several above-listed parcels, made application to the <br /> Planning and Design Commission to rezone four(4)parcels of land(234-02-003,234-02-004,234- <br /> 02-005 and 234-02-014) located on the north side of Lorain Road at the far western terminus of the <br /> City of North Olmsted (former Aetna warehouse structure and additional vacant land following <br /> demolition of 2 residential structures) to Motorist Service District; and <br /> WHEREAS, with the recommendation of the Director of Planning & Development, the <br /> Planning and Design Commission recommended to rezone three (3) additional parcels of land, not <br /> owned by Dale Schmidt (234-02-001, 234-02-002, and 234-08-007) located on the south side of <br /> Lorain Road at the far western terminus of the City of North Olmsted (Fuzzies Bar& Grill)also be <br /> included in the Motorist Service District; and <br /> WHEREAS,on the ,1 <br /> day of , (a .'LI(Ai?L. ,2014,by formal motion,the Planning and <br /> Design Commission recommended the adoption of is Ordinance, proposing to rezone the real <br /> property,as identified and fully described herein,from Limited Industry-Industrial Park District use <br /> to Motorist Service District use; and <br /> WHEREAS,following publication of newspaper notice and notice to the record title holders <br /> of real property located within one thousand(1,000) feet of the property proposed to be rezoned, a <br /> public hearing was held, in conformance with the provisions of Section 14 of Article IV of the <br /> Charter and Section 1127.03 of the Zoning Code, on the // '"day of 06,✓r; . , 2014; <br /> WHEREAS,this Council,upon the recommendation and review of the Director of Planning <br /> &Economic Development,finds that rezoning Permanent Parcel Nos.234-02-001,234-02-002,234- <br /> 02-003,234-02-004,234-02-005,234-02-014 and 234-08-007,from Limited Industry-Industrial Park <br /> district use to Motorist Service district use will further,and bears a substantial relation to,the public <br /> health,safety,and welfare,and that said rezoning will promote orderly development of commercial <br /> use on these parcels of land; <br />
