Should the <br /> Commission recommend approval of the rezoning to Motorist Service, I recommend that area <br /> of land be included. The Commission may also consider including the westernmost, isolated, <br /> Limited Industrial zoned one acre parcel on the south side of Lorain Road which is a <br /> restaurant(nonconforming in Limited Industry, permitted in Motorist Service). <br /> Only one other pty in the City of North Olmsted is zoned for Motorist Service, the Soccer <br /> Sportsplex, which is directly across the street <br /> roper from the subject parcels and owned by the <br /> applicant. <br /> Rezoning considerations should be guided by the City's Master Plan. In the land use <br /> chapter, the question is asked, "Does the industrial zoning on the western edge continue to <br /> be supportable, or should some of these areas, especially where vacant land exists, be <br /> rezoned to other uses?" The Plan never fully answers this question in relation to the parcels <br /> that are proposed for rezoning. However, in considering the intent of the district, we find that <br /> it was created to provide development opportunity near highway interchanges.
