The parcels are currently zoned Limited Industrial-Industrial Park and the applicant <br /> requests to rezone to Motorist Service District. <br /> Motorist Service District is a commercial district regulated by Chapter 1139, which also <br /> regulates General Business Retail. Minimum lot size in the Motorist Service District is one <br /> acre and higher depending on use, allowable lot coverage is 25%, minimum lot width is 200 <br /> feet, and maximum height is five stories. The code describes the intent of the district, in part, <br /> as follows: <br /> • To provide convenient districts for motorist services in order to serve and promote <br /> economic development of the community; <br /> • To provide Motorist Service Districts in convenient areas directly related to the freeway <br /> interchanges to serve the needs of through and local motorists; <br /> • To promote the most desirable and beneficial use of the land in the interchange areas. <br /> Permitted main uses in the Motorist Service District include automotive facilities, hotels and <br /> motels, restaurants, auto sales and rental agencies, bus stations and garages, recreational <br /> and sporting facilities, printing and communications centers, and convention facilities. <br /> The parcels in question are on the north side of Lorain Road, partially abutting the North <br /> Olmsted/North Ridgeville boundary.
