CITY OF NORTH OLMSTED <br />ORDINANCE NO. 2016 — 75 <br />BY: Mayor Kennedy. <br />AN ORDINANCE PROVIDING FOR THE AMENDMENT OF <br />THE ZONE MAP OF THE CITY OF NORTH OLMSTED BY <br />REZONING A PORTION OF THE SPLIT ZONED PROPERTY <br />IDENTIFIED AS PERMANENT PARCEL NO. 232-34-016 AND <br />THE ENTIRE PROPERTY IDENTIFIED AS PERMANENT <br />PARCEL NO. 232-34-017 FROM SINGLE RESIDENCE B TO <br />GENERAL RETAIL BUSINESS. <br />WHEREAS, Ganley Real Estate Company dba Ganley VW, owner of the above -listed <br />parcels, as well as another parcel of land previously developed at 25730 Lorain Road, has made <br />application to the Planning and Design Commission to rezone one (1) parcel of land (232-34-017) <br />located on the west side of Root Road directly behind the Lube Stop facility at the corner of Lorain <br />Road, and also to rezone the northern portion of a second (2"d) parcel of land (232-34-016) located <br />north of a medical office building on Lorain Road, from One Family Residence B to General Retail <br />Business District; and <br />WHEREAS, on the Z$tl` day of ..<_e_ ,Fal �* C , 2016, by formal motion, the Planning and <br />Design Commission recommended the adoption of this Ordinance, proposing to rezone the real <br />property, as identified and fully described herein, from One Family Residence B to General Retail <br />Business District; and <br />WHEREAS, following publication of newspaper notice and notice to the record title holders <br />of real property located within one thousand (1,000) feet of the property proposed to be rezoned, a <br />public hearing was held, in conformance with the provisions of Section 14 of Article IV of the <br />Charter and Section 1127.03 of the Zoning Code, on the _&� day of 0(-+c ( , 2016; and <br />WHEREAS, this Council, upon the recommendation and review of the Director of Planning <br />& Economic Development, finds that rezoning Permanent Parcel Nos. 232-34-017 and a portion of <br />232-34-016, One Family Residence B to General Retail Business District use will further, and bears <br />a substantial relation to, the public health, safety, and welfare, and that said rezoning will promote <br />orderly development of commercial use on these parcels of land; <br />NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF <br />NORTH OLMSTED, CUY4HOGA COUNTY, AND STATE OF OHIO: <br />SECTION 1: That the Zone Map of North Olmsted is hereby amended, and, as amended, <br />shall depict and state that the zoning of the following parcels of land located within the City, to -wit: <br />
