Conditional Use Requirements <br />6. In the event that a gasoline station use has been abandoned orterminated for a period <br />of more than 12 months, all underground gasoline storage tanks shall be removed from <br />the premises, in accordance with state requirements. <br />7. A vehicle service station may be combined with other uses, such as convenience store, <br />vehicle wash, and/or restaurants provided that all relevant requirements are met and the <br />most restrictive requirements applicable to any single use shall apply. Parking <br />requirements may be modified, as provided in Chapter 1161. <br />D. Vehicle Towing Facility. <br />1. The facility shall front on an arterial street as defined in Table 1161.07-1, and all access <br />to the property shall be from that street. <br />2. Access to the site shall comply with the driveway spacing standards of Chapter 1161 <br />but, in no case, be located closer than 125 feet to any intersection or other driveway on <br />the same side of the street, as measured from the nearest right-of-way line to the <br />nearest edge of the driveway or edge to edge from the nearest driveway. <br />3. Storage of wrecked, partially dismantled, or other derelict vehicles, or overnight parking <br />of any vehicle, except a tow truck, shall be limited to motor vehicles that have been <br />towed or transported pending the reclamation or disposition of such vehicles. Such area <br />shall be appropriately screened from public view in accordance with the screening <br />requirements of Chapter 1139. <br />E. Vehicle Wash Facility. <br />1. All washing activities must occur inside a building, , <br />2. Required stacking spaces for waiting vehicles shall not be located within a pubic or <br />private right-of-way and shall not conflict with maneuvering areas, parking spaces and <br />other activities. Stacking lanes shall be'designed to prevent vehicle queues from <br />extending beyond the property. <br />3. The facility shall be located on an arterial street and all access to the property shall be <br />from that arterial street as defined in Table 1161.07-1. <br />4. Access to the site shall comply with the driveway spacing standards of Chapter 1161 <br />but, in no case, be located closer than 125 feet to any intersection or other driveway on <br />the same side of the street, as measured from the nearest right-of-way line to the <br />nearest edge of the driveway or edge to edge from the nearest driveway. <br />5. Only one (1) driveway shall be permitted from any street, unless the Planning and <br />Design Commission determines additional driveways will be necessary to ensure safe <br />and efficient access to and egress from the site. <br />6. For automated drive-through wash facilities, a bypass lane is required that allows <br />bypassing waiting vehicles. <br />7. Overhead doors shall not face a street, except as approved by the Planning and Design <br />Commission in these circumstances: <br />a. When the doors of a through -garage are located at the front and rear of a building; <br />b. When a garage is located on a corner or through lot; or <br />c. When determined that a rear garage door would negatively affect an abutting <br />residential use or district. <br />8. A vehicle wash facility building and any accessory buildings and uses, including <br />vacuums, shall be located at least 100 feet from any residential district boundary. <br />Page 1118-7 City of North Olmsted Zoning Code <br />
