Conditional Use Requirements <br />2. The facility shall front on an arterial or collector street as defined in Table 1161.07-1, and <br />all access to the property shall be from that street. <br />3. Access to the site shall comply with the driveway spacing standards of Chapter 1161 <br />but, in no case, be located closer than 125 feet to any intersection or other driveway on <br />the same side of the street, as measured from the nearest right-of-way line to the <br />nearest edge of the driveway or edge to edge from the nearest driveway. <br />4. Overhead doors shall not face any residential district. The Planning and Design <br />Commission may modify this requirement upon a determination that there is no <br />reasonable alternative and the visual impact will be diminished through use of building <br />materials, architectural features and landscaping. <br />5. Where applicable, vehicle stacking space shall be provided in front of each service bay <br />for at least two (2) vehicles. <br />6. All maintenance and repair work shall be conducted completely within_ an enclosed <br />building. Equipment, including hydraulic hoists, compressors, pits, ,Lubrication, greasing <br />and other automobile repairing equipment shall be located entirely within an enclosed <br />building. <br />7. There shall be no outdoor storage or display of vehicle cpmponents and parts, materials, <br />commodities for sale, supplies or equipment. <br />8. Storage of wrecked, partially dismantled, or other derelict vehicles, or overnight parking <br />of any vehicle, except a tow truck, shall be permitted for no more than 30 days and shall <br />be within a designated area. Such area shall be appropriately screened from public view <br />in accordance with the screening requirements of Chapter 1139. <br />C. Vehicle Service Station. <br />1. There shall be a minimum lot area of one (1) acre and minimum lot width of 150 feet on <br />an arterial street as defined in Table 1161.07-1. <br />2. Access to the site shall comply with the driveway spacing standards of Chapter 1161 <br />but, in no case, be .located closer than 125 feet to any intersection or other driveway on <br />the same side of the street, as measured from the nearest right-of-way line to the <br />nearest edge of the driveway or edge to edge from the nearest driveway. <br />3. Only one (1) driveway shall be permitted on any street, unless the Planning and Design <br />Commission determines additional dri\eways will be necessary to ensure safe and <br />efficient access to the site. <br />4. Pump islands shall be a minimum of 30 feet from any public right-of-way or lot line. <br />Tanks propane, and petroleum products shall be set back at least 15 feet from any lot <br />Canopies covering gasoline pump islands providing protection from inclement weather <br />may be permitted in front of the established building line, provided that no portion of <br />such canopy is less than 15 feet from any street right-of-way line. Canopies shall be <br />constructed of materials consistent with the principal building. The proposed clearance <br />of any canopy shall be noted on the development plan. All signs, logos, or identifying <br />paint scheme shall be in accordance with Chapter 1163. The canopy shall not exceed 18 <br />feet in height.
