Conditional Use Requirements <br />C. Outdoor Commercial Recreation. <br />1. The minimum front, side and rear setbacks shall be 50 feet for all buildings and outdoor <br />components of the recreational facility; provided, setbacks for any go-cart, vehicle track <br />or similar motorized activity shall be a minimum of 200 feet from any residential district. <br />2. The minimum front, side and rear parking setbacks shall be 20 feet from adjacent non- <br />residential zoning districts and 50 feet from adjacent residential districts. <br />3. Lighting for night-time activity areas shall be directed and shielded so the light source is <br />not visible from any surrounding residential use. All lighting, including building and <br />security lighting shall conform to the requirements of Section 1161.10. . <br />4. An operations plan describing the nature of the use, hours of operation; etc. shall be <br />provided. <br />Section 1118.10 Automotive Uses <br />A. Commercial Vehicle Sales. <br />1. Showrooms and lots for the sale of used commercial vehicles,.shall'be located either on <br />a parcel of land upon which an existing showroom and/or lot for the sale of new <br />commercial vehicles is located or upon a parcel of land which is physically contiguous to <br />a parcel of land containing an existing showroom and lot for the sale of new commercial <br />vehicles. <br />2. The minimum lot size shall be three (3) acres with a minimum lot width of 350 feet. <br />3. The use shall be located on an arterial street, and all access to the property shall be from <br />that arterial street as designated in Table 1161.07-1. <br />4. Access to the site shall comply with the driveway spacing standards of Chapter 1161 <br />but, in no case, be located closer than 125 feet to any intersection or other driveway on <br />the same side of the street, as measured from the nearest right-of-way line to the <br />nearest edge of the driveway or edge to edge from the nearest driveway. <br />5. Flags, pennants, balloons, ribbons, search lights, strings of lights or other distracting <br />devices are not permitted. <br />6. Outdoor displays shall "conform to the following: <br />a. Vehicles, for sale or otherwise, shall be parked on approved paved surfaces. <br />b. Vehicle display or storage shall not be allowed in areas required for visitor, employee <br />or service parking. <br />C. All,;other Merchandise available for sale, including, but not limited to, clothing, <br />accessories, tires, collectibles, etc. shall be sold and displayed within an enclosed <br />building; <br />d. Accessory service work, including vehicle washing, repair and general maintenance, <br />shall be conducted entirely within an enclosed building. <br />7. Audible paging systems or outdoor speakers are prohibited. Vehicles stored on the site <br />shall not be located by employees using audible methods such as keyless entry <br />systems. <br />B. Vehicle Repair, Major or Minor. <br />1.
