1115.11 PLANNING AND ZONING CODE 30 1115.11 YARDS. As used in this Zoning Code: (a) "Court" means an open space, other than a yard, bounded on two or more sides by the exterior walls of a building. (b) "Front yard" means the yard extending from the front wall of a building to the front lot line across the full width of the lot. (c) "Minimum yard distance" means the distance between the nearest point of a building or parking area which intersects the adjacent lot line at a ninety -degree angle. (d) "Rear yard" means a yard that extends across the entire width of a lot containing a building and is located between the rear lot line and a parallel line running through the point of the building closet to the rear lot line. (e) "Required yard" means the minimum yard required between a lot line and building line or the line of any parking area or any other use requiring a yard in order to comply with the zoning regulations of the district in which the zoning lot is located. A required yard shall be open and unobstructed from the ground upward, except for projections on buildings as permitted in this Code and except for walks, landscaping and other yard or site features. (f) "Side yard" means the yard extending between a side lot line and the nearest wall of a building, from the front yard to the rear yard. For a corner lot, the side yard extends from the front yard to the rear lot line. (g) "Yard" means an area of an occupied lot, intended to be set aside for open space, that is located between a lot line and the building or buildings on the lot. A yard is located between the front, side or rear of a building and the lot line that is nearest to that portion of the building. (Ord. 90-125. Passed 5-21-91.) 1115.12 ZONING. As used in this Zoning Code: (a) "Zoning Code" means the officially adopted document that sets forth the zoning regulations and zoning districts. The Zoning Code consists of the zoning text (which describes all regulations, standards and procedures and defines the terms that are used) and a Zoning Map (which delineates the location of all zoning districts). A schedule of district regulations, in which various requirements are listed and summarized, may also be included. (b) "Zoning district" means a portion of the community that is officially delineated on the Zoning Map and is subject to a particular set of land use requirements set forth in this Code. These requirements, which are uniform throughout the district, control permitted uses as well as intensity of development and arrangement of buildings on the land. (c) "Zoning Map" means the officially adopted map that indicates the boundaries of zoning districts. (d) "Variance" means a modification of the provisions of this Code, permitted in instances where a literal application of such provisions would result in unnecessary hardship as a result of some peculiar or unique condition or circumstance pertaining only to the zoning lot in question.
