1115.11 PLANNING AND ZONING CODE 30 <br />1115.11 YARDS. <br />As used in this Zoning Code: <br />(a) "Court" means an open space, other than a yard, bounded on two or more <br />sides by the exterior walls of a building. <br />(b) "Front yard" means the yard extending from the front wall of a building to the <br />front lot line across the full width of the lot. <br />(c) "Minimum yard distance" means the distance between the nearest point of a <br />building or parking area which intersects the adjacent lot line at a <br />ninety -degree angle. <br />(d) "Rear yard" means a yard that extends across the entire width of a lot <br />containing a building and is located between the rear lot line and a parallel line <br />running through the point of the building closet to the rear lot line. <br />(e) "Required yard" means the minimum yard required between a lot line and <br />building line or the line of any parking area or any other use requiring a yard <br />in order to comply with the zoning regulations of the district in which the <br />zoning lot is located. A required yard shall be open and unobstructed from the <br />ground upward, except for projections on buildings as permitted in this Code <br />and except for walks, landscaping and other yard or site features. <br />(f) "Side yard" means the yard extending between a side lot line and the nearest <br />wall of a building, from the front yard to the rear yard. For a corner lot, the <br />side yard extends from the front yard to the rear lot line. <br />(g) "Yard" means an area of an occupied lot, intended to be set aside for open <br />space, that is located between a lot line and the building or buildings on the <br />lot. A yard is located between the front, side or rear of a building and the lot <br />line that is nearest to that portion of the building. <br />(Ord. 90-125. Passed 5-21-91.) <br />1115.12 ZONING. <br />As used in this Zoning Code: <br />(a) "Zoning Code" means the officially adopted document that sets forth the <br />zoning regulations and zoning districts. The Zoning Code consists of the <br />zoning text (which describes all regulations, standards and procedures and <br />defines the terms that are used) and a Zoning Map (which delineates the <br />location of all zoning districts). A schedule of district regulations, in which <br />various requirements are listed and summarized, may also be included. <br />(b) "Zoning district" means a portion of the community that is officially delineated <br />on the Zoning Map and is subject to a particular set of land use requirements <br />set forth in this Code. These requirements, which are uniform throughout the <br />district, control permitted uses as well as intensity of development and <br />arrangement of buildings on the land. <br />(c) "Zoning Map" means the officially adopted map that indicates the boundaries <br />of zoning districts. <br />(d) "Variance" means a modification of the provisions of this Code, permitted in <br />instances where a literal application of such provisions would result in <br />unnecessary hardship as a result of some peculiar or unique condition or <br />circumstance pertaining only to the zoning lot in question. <br />(Ord. 90-125.
