35 Conditional Use Permit 1118.04 <br />1118.04 SPECIAL CONDITIONS AND STANDARDS. <br />In addition to the general criteria and standards set forth above, certain conditional uses <br />must satisfy special conditions and standards as listed below: <br />(a) Public facilities. <br />(1) Area regulations. The area or parcel of land for a public facility shall be <br />not less than required to provide a site adequate for the main and <br />accessory buildings, off-street parking and other accessory uses and <br />yards and open spaces to accommodate the facility and maintain the <br />character of the neighborhood. The area or parcel of land for a <br />permitted public facility shall be as approved by the Planning and Design <br />Commission. <br />(2) Yard regulations. <br />A. Front yards. The front yard setback shall be not less than the <br />required front yard setback for any adjacent use district. <br />B. Side and rear yards. Open uses. Driveways and parking areas serving the public <br />facility may be located within the side or rear yard set forth in the <br />above schedule, but driveways shall be located not less than ten <br />feet and parking areas not less than twenty feet from any adjacent <br />lot line. <br />(3) Height regulations. Public and semipublic buildings may be erected to a <br />height not exceeding the width of the side or rear yard where adjoining <br />One and Two Family Residence Districts or to a height not exceeding <br />one and one-half times the width of a side or rear yard where adjoining <br />other districts. <br />(4) Chimneys, spires, cupolas, domes, towers, flag poles, water tanks, radio <br />or television antennae, monuments and other mechanical appurtenances <br />located upon or constituted as an integral part of a main building shall <br />not exceed a height of twice the width of the side or rear yard but not <br />more than 100 feet above the finished grade. <br />December 2016 Replacement <br />
