Ch. 1321 <br />1126.01 DEVELOPMENT PLANS REQUIRED. <br />(a) Before building permits are issued, development plan approval shall be required <br />for all new development, site improvements, building additions or alterations, or any other <br />lawful improvement to any land, except that which is zoned for single or two family use. Such <br />development plans shall be submitted to the Building Official for review and approval by the <br />Planning and Design Commission. <br />(b) Once a plan has been approved and implemented, no owner or occupant of <br />property shall modify the plan without first submitting to the Building Official modification <br />plans and obtaining the approval of the City to such proposed modification. <br />(Ord. 2004-153. Passed 12-7-04.) <br />1126.02 SUBMITTAL OF PRELIMINARY PLANS AND PRESUBMISSION <br />CONFERENCE. <br />Prior to submission of final development plans, the applicant shall submit five <br />preliminary copies of the development plans to the Building Department for initial review. <br />The Director of Planning and Building Official shall, within thirty days of the submittal by the <br />applicant, review the plan for general conformance to the development plan requirements of <br />Section 1126.03 and 1126.04 and request that the applicant attend a presubmission conference <br />to preliminarily discuss the application. The applicant shall make, if necessary, corrections, <br />amendments or revisions and resubmit the complete development plans to the Building <br />Department according to Section 1126.05. <br />(Ord. 2004-153.
