<br />1126.03 DEVELOPMENT PLAN REQUIREMENTS.
<br />All development plans or parts thereof shall be prepared and submitted by a state
<br />licensed/registered professional such as an engineer, surveyor or architect. The development
<br />plans shall include all of the following items, unless waived by the Director of Planning and/or
<br />Building Official.
<br />(a) Site Survey. A survey of the property including the permanent parcel numbers,
<br />land ownership and existing and proposed topography, street rights of way,
<br />easements, watercourses, floodplains, wetlands, retention basins, property line
<br />dimensions and bearings, surrounding streets and adjoining lots.
<br />(b) Buildings and Structures. The location and size of all main and accessory
<br />buildings or structures as well as ground mounted transformers or mechanical
<br />equipment including the location and outline of buildings on adjoining parcels of
<br />land.
<br />(c) Setbacks. Building, service areas, parking lot, and signage setbacks including
<br />front yard, rear yard and side yard areas.
<br />(d) Height Requirements. Maximum height requirements, including mechanical
<br />areas, parapets, etc. shown on building front, rear, and side elevation drawings.
<br />(e) Parking and Loading The layout, location, dimensions, number of spaces, type
<br />of pavement, and curbing.
<br />(f) Waste and Refuse. Handling of all waste and refuse materials indicated and
<br />described including appropriate screening and type of containerization.
<br />(g) Streets and Sidewalks. The proposed public and private system of circulation
<br />including automobiles, delivery trucks, emergency vehicles, and pedestrian
<br />details for connection to existing streets and rights of way, methods to control
<br />traffic, size and type of pavement, and proposed names of any street.
<br />(h) Landscgping_and Tree Preservation/Removal. Proposed landscaping including
<br />the general landscaping pattern and type of materials, mounding, irrigation, and
<br />fencing; landscape features shown as well as planting dimensions, height and
<br />caliper. A tree plan should also be submitted indicating those trees to be
<br />preserved and/or removed from the site.
<br />(i) Lighting. All exterior lighting fixtures including parking lot lighting, street
<br />walkway or pedestrian lighting, walkway accent lighting, and building accent
<br />lighting. Lighting plans shall be in compliance with Section 1161.12 and
<br />include:
<br />(1) 10' x 10' illuminance grid (point by point) plot of maintained foot-
<br />candles, carried out to 0.0 foot-candles, which demonstrates compliance
<br />with the light trespass, intensity and uniformity requirements set forth in
<br />this section. The maintenance (light -loss) factor used in calculating the
<br />illuminance levels shall be documented on the plan.
<br />(2) Description of the proposed equipment, including fixture catalog cuts,
<br />photometrics, glare reduction devices, lamps, on/off control devices,
<br />mounting heights, pole foundation details and mounting methods. A
<br />pole foundation detail is to be provided on the plan.
<br />(j) Architectural treatment. Front, rear, and side building elevations shall be
