98A Business Districts 1139.14 <br />1139.12 REGULATION OF FREE-STANDING INDUSTRIALIZED UNITS. <br />(a) For purposes of this section, "industrialized unit" shall have the same meaning <br />as found at Section 4101:2-1-55 of the Ohio Administrative Code. "Industrialized units" shall <br />include trailers, whether on wheels or not, and whether permanently affixed to the ground or <br />not. <br />(b) One free-standing, industrialized unit shall be permitted on property which is <br />zoned for General Retail Business use, provided: <br />(1) Such unit is not used as the main building on the property; <br />(2) Such unit is located no closer than 100 feet from every public right of <br />way; <br />(3) Such unit is surrounded on all sides with landscaping approved by the <br />City Planning and Design Commission; and <br />(4) No business shall be operated out of such unit other than the business <br />which is operated out of the main building on the property. <br />(c) These regulations for free-standing industrialized units shall not apply to the <br />temporary use and placement of trailers on General Retail Business property during periods of <br />construction activity. <br />(d) For purposes of calculating the maximum sign face area permitted for a <br />business use or uses on any General Retail Business property, pursuant to the applicable <br />provisions of Chapter 1163, the width (or frontage) of an industrialized unit located on said <br />property shall not be included in said calculations. <br />(Ord. 99-106. Passed 3-21-00.) <br />1139.13 STORAGE OF MOTOR VEHICLES AT MOTOR VEHICLE REPAIR <br />FACILITIES. <br />(a) For purposes of this section, the following terms shall have the following <br />meanings: <br />(1) "Motor vehicle repair facility" means any business located in a General <br />Retail Business District of the City which repairs motor vehicles; the <br />term shall include, but shall not be limited to, service stations and body <br />shops. <br />(2) "Motor vehicle" shall have the same meaning as is presently found at <br />Ohio R.C. 4505.01(B). <br />(b) No motor vehicle repair facility shall store, or cause to be stored, any motor <br />vehicle on its property for more than forty-five consecutive days or for forty-five days or more <br />in a fifty consecutive day period, unless that motor vehicle is stored either within a building, or <br />within an enclosed fenced -in area approved by the City Planning and Design Commission. <br />(Ord. 99-109. Passed 3-8-00.) <br />1139.14 IRRIGATION OF LANDSCAPED AREAS. <br />All landscaped areas which are a required part of a development or redevelopment <br />plan of any parcel of land located within the General Retail Business District shall be serviced <br />by an underground irrigation system. The plans for such irrigation system must be submitted <br />to the Building Official, along with the developer's application for a building permit pursuant <br />to the provisions of Chapter 1126, and shall thereafter be reviewed by and subject to the <br />recommendations of the Planning and Design Commission as to irrigation sufficiency. <br />(Ord. 2000-118.
