1135.03 PLANNING AND ZONING CODE 64 <br />1135.03 LIVABLE FLOOR AREA REQUIREMENTS. <br />(a) A Residence District. In an A Residence District, a one family dwelling shall <br />contain the following minimum livable first floor area: <br />Dwelling Floor Area (square feet) <br />1 story 1500 <br />1-1/2 story 1150 <br />2 story 900 <br />(b) B Residence District. In a B Residence District, a one family dwelling shall <br />contain the following minimum livable first floor area: <br />Dwelling Floor Area (square feet) <br />1 story 1300 <br />1-1/2 story 1060 <br />2 story 850 <br />(c) C Residence District. In a C Residence District, a one family dwelling shall <br />contain the following minimum livable first floor area: <br />Dwelling Floor Area (square feet) <br />1 story 1100 <br />1-1/2 story 950 <br />2 story 800 <br />(d) Two Family Residence District. In a Two Family Residence District, one and <br />two family dwellings shall contain the following minimum livable first floor area per dwelling <br />unit: <br />Dwelling Floor Area (square feet) <br />1 story 930 <br />1-1/2 story 800 <br />2 story 660 <br />(Ord. 90-125. Passed 5-21-91.) <br />1135.04 HEIGHT REGULATIONS. <br />(a) Dwellings. The maximum height of a dwelling shall be as follows: <br />(1) In any A, B or C Residence District, the maximum height limitation <br />shall be thirty-five feet above grade level or two and one- half stories, <br />whichever is the lesser. <br />(2) In a Two Family Residence District, the maximum height limitation <br />shall be thirty feet above grade level or two stories, whichever is the <br />lesser. <br />(3) A basement shall be deemed a story when its ceiling is more than four <br />and one-half feet above grade level. <br />(b) Appurtenances. Chimneys, wireless towers and television antennae erected <br />upon and as an integral part of a dwelling may be erected or extended above the height <br />limitation of the district provided that any such appurtenance shall be set from the exterior <br />vertical plane of the building one foot horizontally for each two feet of height beyond the stated <br />height limitations. <br />(Ord. 90-125.
