65 One and Two Family Residence Districts 1135.06 <br />1135.05 LOT AREA, COVERAGE AND WIDTH REQUIREMENTS. <br />(a) Minimum Width and Area. <br />(1) In any One and Two Family Residence District the minimum width and <br />lot area required per dwelling shall be as follows: <br />Residence District <br />A <br />B <br />C <br />Two -Family District - <br />One Family Dwelling <br />Two -Family District - <br />Two Family Dwelling <br />Minimum Width <br />Of Lot <br />80 <br />70 <br />60 <br />Minimum Area in <br />(square feet) <br />13,200 <br />10,850 <br />8,700 <br />11 <br />14,700 <br />(2) With respect to corner lots in all One and Two Family Residence <br />Districts, the lot width shall be fifteen feet greater than as specified in <br />subsection (a)(1) hereof, except that in A Residence Districts the lot <br />width shall be ten feet greater than as specified in subsection (a)(1) <br />hereof. <br />(3) In any One and Two Family Residence District the minimum depth of <br />any lot shall be 135 feet. No point on any rear property line, or lines if <br />there is more than one, shall be closer to any point on the front line than <br />135 feet. For the purposes of this provision the definition of lot depth <br />specified in Section 1115.07 shall not be applicable. <br />(b) Exclusions from Lot Area. <br />(1) In computing the minimum area herein, or side yard requirements or <br />rear yard requirements provided in the Zoning Code, no yard, court or <br />other open space provided about any dwelling for the purpose of <br />complying with the Zoning Code shall be considered as a yard, court or <br />other open space for another dwelling. <br />(2) Steps may project into any yard provided they are not over four feet <br />above the average finish grade at the adjacent building wall and are set <br />back at least three feet from any lot line. Terraces, decks or uncovered <br />porches in the front yard shall not cover more than twenty percent <br />(20%) of the required front yard area and shall meet the setback <br />requirements for accessory buildings and structures (Section 1135.02 <br />(d)) <br />(c) Maximum Lot Coverage. In any One and Two Family Residence District, the <br />maximum land coverage by the main use shall not exceed twenty-five percent (25%). <br />(Ord. 90-125.
