Limited Industry -Industrial Park District <br />Section 1145.01 Definitions <br />As used in this Zoning Code certain terms are defined as follows: <br />A. "Limited Industry -Industrial Park District" for the purposes of the Zoning Code, means an <br />industrial area which is controlled with respect to character of occupancy, manufacturing <br />processes, provision of offstreet parking and loading, location of driveways, setbacks from <br />residential boundary lines and from residential streets, and treatment of such setback <br />spaces so as to protect the residential character of adjacent residential areas. <br />B. "Industrial park" means an area within the Limited Industry -Industrial Park District consisting <br />of ten or more acres which shall be developed in accordance with a development plan <br />submitted to the Planning and Design Commission. <br />C. "Recycling collection center" means any facility that is not a junkyard, as that word is <br />currently defined in Chapter 4737 of the Ohio Revised Code, and in which recoverable <br />resources, such as newspapers, magazines, books, and other paper products; glass; metal <br />cans; plastics and other products, are collected, sorted and temporarily stored prior to <br />shipment for remanufacture into new materials. Such a facility may allow limited compacting <br />or crushing of recyclable materials. <br />D. "Recycling facility" means any facility that is not a junkyard, as that word is currently defined <br />in Chapter 4737 of the Ohio Revised Code, and in which recoverable resources, such as <br />newspapers, magazines, books, and other paper products; glass; metal cans; plastics and <br />other products, are recovered, reused, reprocessed, and treated to return such products to a <br />condition in which they may again be used for production. <br />(Ord. 2008-17. Passed 5-20-08.) <br />Section 1145.02 Purpose <br />The Limited Industry - Industrial Park District and its respective regulations are established <br />herein to achieve, among others, the following purposes: <br />A. To provide convenient and sufficient districts for light industrial activities in order to serve <br />and promote economic development of the community; <br />B. To provide a Limited Industry -Industrial Park District in proximity to the interstate highway <br />system so as to be accessible to a large labor force, administrative personnel and <br />consumers throughout the region; <br />C. To protect and stabilize developments from traffic congestion by regulating the intensity of <br />use, parking, loading and onsite traffic circulation, and by regulating access to major streets <br />and thoroughfares; <br />D. To protect nearby residential areas by restricting the types of permitted uses, particularly at <br />their common boundaries, and, as far as possible, prohibit otherwise objectionable <br />influence; and <br />E. To provide for the efficient development of light industry while providing for compatible open <br />spaces and promoting the most desirable beneficial industrial use of the land. <br />(Ord. 90-125.
