Limited Industry -Industrial Park District <br />D. Location. Landscaped buffer strips and/or visual screens shall be mandatory within the <br />required side and rear yards of Limited Industry Districts so as to achieve the intents of this <br />section without obstructing necessary lines of sight required for safe pedestrian and <br />vehicular movement. <br />E. Maintenance and Compliance. Effective buffer strips or screening may be required prior to <br />other site development in order to reduce objectionable views, noise or dust associated with <br />construction and development of the site. If not necessary and required prior to site <br />development, all buffers and screens shall be in place prior to a Certificate of Occupancy <br />being issued. Once achieved, the required landscaped buffers or screening shall be <br />satisfactorily maintained by the property owner. <br />F. Fences and Hedges. A fence or hedge, trees or shrubs arranged so as to constitute a <br />fence shall not be permitted between the street line and the front building line within a <br />Limited Industry -Industrial Park District. <br />G. Applicability. All provisions of this section shall be applicable to both new development and <br />the expansion, alteration or modification of existing development, including such expansion, <br />alteration or modification that may be limited solely to parking and/or access. <br />H. Procedures. A landscape plan showing buffer and visibility screening shall be included in all <br />preliminary and final development plans, and shall accurately convey the nature and effect <br />of the proposed buffers and screenings in accordance with the intent of this section. <br />Photographs, elevations, sight lines or other descriptive data considered necessary to <br />determine the effectiveness of the landscape plan shall be provided to the Building <br />Commissioner, Planning and Design Commission and Council. <br />I. Extent of Landscape Improvement. A minimum of 15% of the total site area shall be <br />allocated to landscape improvements. <br />(Ord. 90-125. Passed 5-21-91.) <br />Section 1145.05 Height Regulations <br />Permitted structures in Limited Industry -Industrial Park Districts shall not exceed thirty-five feet <br />in height. However, chimneys, domes, elevator penthouses, towers, skylights, spires, stacks, <br />ventilators or other necessary appurtenant features usually carried above roof lines, when <br />erected upon and as an integral part of a building, may be erected above the height limit <br />provided such appurtenances shall extend no higher than ten feet above the building roof. <br />Radio or television antennae and other similar structures may be permitted as a conditional <br />accessory use upon approval of the Planning and Design Commission. <br />(Ord. 90-125. Passed 5-21-91.) <br />Section 1145.06 Lot Area, Width and Coverage Regulations <br />In a Limited Industry -Industrial Park District, all buildings and land shall abut a dedicated street <br />for the required lot width.
