Limited Industry -Industrial Park District <br />feet from any dwelling in the City; and that the total number of animals within any <br />building or buildings so used may not exceed 50 per acre of parcel upon which said <br />building or buildings are located; and <br />12. Recycling facilities and recycling collection centers provided all operations, storage and <br />other business activities must be conducted completely indoors. <br />F. Similar Uses. Any Limited Industry -Industrial Park District use not listed above may be <br />permitted upon approval of the Planning and Design Commission provided that: <br />1. An interpretation that the proposed use is similar to the permitted use has first been <br />obtained from the Building and Zoning Board of Appeals; <br />2. Such use is not listed in any other classification of permitted buildings or uses, and is <br />more appropriate to and conforms more closely to the basic characteristics of Limited <br />Industry -Industrial Park District uses than to any other classification; and <br />3. Such a use does not generate traffic to a greater extent than other permitted uses listed <br />in this classification, and is similar as to hours of operation of other permitted uses. <br />(Ord. 2008-17. Passed 5-20-08.) <br />G. Conditional Uses. The following use may be permitted in a Limited Industry -Industrial <br />District only, and only if a conditional use permit is issued in accordance with the provisions <br />of Chapter 1118: <br />1. Correctional Facilities. <br />(Ord. 2007-103. Passed 11-7-07; Ord. 2016-36. Passed 8-2-16.) <br />Section 1145.04 Landscaping <br />A. Landscaped Buffer Strips Required. Around the perimeter of every Limited Industry - <br />Industrial Park District, there shall be a landscaped buffer upon which no building, structure, <br />drive, roadway or parking area shall be permitted. <br />B. Intent. The intent of this section is to: <br />1. Screen undesirable views of permitted industrial uses from fronting streets and <br />surrounding residential area; <br />2. Increase soil water retention through landscape requirements; <br />3. Protect and preserve the appearance, privacy and property values of single-family and <br />multifamily residential uses from any adverse influences of adjoining industrial use; and <br />4. Adequately shield adjoining residential uses from noise, dust and objectionable views. <br />C. Definitions. As set forth in this section, the following words shall be defined as follows: <br />1. "Buffer" means a dense area of natural vegetation or site improvement consisting of <br />landscape materials and ground forms located and designed to alleviate otherwise <br />objectionable views of necessary permitted uses and accessory uses such as parking <br />and loading facilities, trash containment areas and utility installations. <br />2. "Ground forms" means natural or manmade earth berms and other changes in <br />topography commonly employed in the development of visual screens. <br />3. "Landscape materials" means plantings and nonliving durable wall and fencing materials <br />properly employed in the development of buffers and visual screens. <br />4. "Visual screen" means an area of dense natural vegetation or a site improvement <br />consisting of landscape materials and ground forms located and designed to reduce the <br />visual effect of large building masses otherwise disproportionate to the scale of adjacent <br />development, either existing or proposed. <br />Page 1145-3 City of North Olmsted Zoning Code <br />
