Ordinance 2018-72: Exhibit A <br />residing in the rental unit(s), and of the general public. <br />1319.10 MAINTENANCE REQUIREMENTS. <br />(a) General: All structures and premises containing rental units and all parts thereof, <br />both exterior and interior, shall be maintained in good repair and shall be capable of performing <br />the function for which such structures or part of any feature thereof was designed or intended to <br />be used. Standards for exterior and interior maintenance are described in Chapters 1363 and <br />1364, respectively. <br />(b) Owner: The owner of every structure containing one or more rental units shall be <br />responsible for the maintenance thereof in good repair and safe condition as required by the <br />terms of the ordinances of the City. The owner shall also be responsible for maintaining in a <br />clean and sanitary condition the shared or common areas of the premises. <br />(c) Occupant: The occupant of a rental unit shall be responsible for maintaining in a <br />clean and sanitary condition that part of the rental unit, structure or premises which he or she <br />occupies and controls. In addition, such occupant shall be responsible for maintaining in good <br />and safe working order the equipment and appliances which the occupant owns. <br />1319.11 TRANSIENT RENTAL REGULATIONS. <br />No owner of a dwelling unit shall permit the dwelling unit to be rented to, or <br />occupied by, transient renters, except as set forth in this Section. <br />(a) Renter Occupied Dwelling Units: No owner of a dwelling unit licensed as a <br />rental unit hereunder shall permit the rental unit to be rented to, or occupied by, transient <br />renters. <br />(b) Owner Occupied Dwelliniz Units: The owner of a dwelling unit may have <br />transient rentals, provided as follows: <br />(1) The total number of calendar days, or parts of calendar days, that a <br />transient renter occupies a dwelling unit does not exceed fourteen (14) <br />days total in any calendar year; <br />(2) The owner of the dwelling unit uses the dwelling unit as his primary <br />residence when not rented to a transient renter; <br />(3) The owner of a dwelling unit or rental unit shall not permit single <br />room rentals to transient renters. "Single room rentals" as used <br />herein is an arrangement where multiple, unrelated renters, under <br />separate rental agreements, have exclusive possession of an individual <br />sleeping facility and shared access with other renters to all other <br />facilities within a dwelling unit. "Unrelated" as used herein is <br />unrelated by blood or marriage. This prohibition shall not apply in <br />the event that the owner of the dwelling unit is concurrently <br />occupying the dwelling unit with the renter. This provision is further <br />subjected to the regulations contained in Chapter 1135 of the Zoning <br />Code. <br />1319.12 CONFLICT. <br />In the event of conflict between any provisions of this chapter, including any rules and <br />regulations adopted pursuant to this chapter, and any provisions of the ordinances of the City, <br />
