New Construction <br />• 26644 Butternut Ridge Road (PPN 235-04-016): This single family home was built in 1990. While <br />the property has Butternut Ridge Road access, the lot is deep and the house is outside of the district <br />boundaries; therefore it has no impact on the character of the district. <br />• 27403 Lorain Road (PPN 232-11-004): The North Olmsted Branch Library was constructed in 2003. <br />It continues to house the remaining books from the original Oxcart Library. <br />• 27301 and 27401 Butternut Ridge Road: The new High School/Middle School complex began <br />construction in 2016 and opened to students and staff for the 2018-2019 school year. Some salvaged <br />building components from the former Butternut School and Middle School were reused in the new <br />facilities. The architecture was designed to complement the Georgian style of the library across the <br />street. <br />Proposed Boundary Modifications <br />Based upon changes in the district since its formation as described above, Exhibit A shows the proposed <br />area to be included in the Butternut Ridge Historic District. <br />Properties to be Removed <br />The following properties are proposed to be removed from the Butternut Ridge Historic District. <br />• PPN 232-10-022 (27726 Lorain Road): This property is zoned B-3 General Business and is located <br />on Lorain Road at the northwest corner of the Porter Road intersection. Historic structures were <br />demolished in 2005 and the development plan approved by the Landmarks Commission for a Kia <br />dealership was never constructed. <br />The property is to be removed from the district because historic structures were demolished, and the <br />site is disconnected from the district as it is separated by Lorain Road, a major arterial street. <br />• PPN 235-04-017 (26650 Butternut Ridge Road): This property is split -zoned A and B One Family <br />Residence where a portion of the driveway is "A" and the majority of the lot including the house and <br />detached garage is "B." The home was constructed in 1928 and a detached garage was added in <br />Page 14 <br />
