Exhibit A: Chapter 1115 Definitions (Current) <br />APPEAL means a request for review of an administrative official's or decision-making body's <br />interpretation or decision made under this ordinance. <br />APPLICANT means a person, firm or governmental agency who executes the necessary forms <br />to obtain approval or a permit for a land disturbing activity. <br />ART, DANCE, OR PHOTOGRAPHY STUDIO OR GALLERY means a work space for artists or <br />artisans including persons engaged in the application, teaching or performance of fine arts such <br />as, but not limited to, drawing, dance, vocal or instrumental music, painting, sculpture and <br />writing. <br />AVERAGE FOOT CANDLE means the level of light measured at an average point of <br />illumination between the brightest and darkest areas. The measurement can be made at the <br />ground surface or at three (3) to four (4) feet above the ground. <br />AUTO WASH means a building and land used for cleaning of passenger vehicles. <br />BAR means an establishment having as its principal use the serving of beer, <br />consumption on the premises. Sandwiches, light <br />meals, snacks and/or full service meals are <br />available for consumption on the premises but are <br />not the principal use of the establishment. <br />BASEMENT means a portion of a building having <br />more than one-half (1/2) its height below grade. <br />BED AND BREAKFAST INN means an owner - <br />occupied dwelling in which overnight <br />accommodations and a morning meal are provided <br />to transients for compensation. <br />BERM means an earthen mound formed to shield <br />undesirable views, decrease noise or add <br />topographical interest. <br />wine or liquor for <br />BOARD means the Building and Zoning Board of Basement =A<B <br />Appeals (BZBA). <br />BREWERY means a facility operated as a manufacturing brewery or brewpub duly licensed by <br />the Ohio Division of Liquor Control. <br />BUFFER means open spaces, landscaped areas, fences, walls, berms, or any combination <br />used to physically separate or screen one use or property from another. <br />BUILD includes establish, construct, erect, assemble, arrange, reconstruct, enlarge and alter. <br />BUILD -TO LINE means a specified setback line at which the front of a building shall be located. <br />BUILD -TO ZONE means the prescribed area within which the front building fagade must be <br />placed. <br />BUILDABLE AREA means the land area of a given lot that is potentially available for <br />construction after all zoning and other municipal requirements have been fulfilled. Buildable <br />area would exclude required yards and areas on which construction may be prohibited, such as <br />floodplains. <br />BUILDING means any structure having a roof supported by columns or walls and which is <br />designed for shelter, storage or enclosure of persons, animals or property of any kind. <br />Page 1115-3 City of North Olmsted Zoning Code <br />
