PLANNING TOOLS: DESIGN GUIDELINES <br />The following pages provide a clear, concise and <br />digestible set of Design Guidelines that reflect <br />the foundational elements and priorities for the <br />corridor <br />These suggested guidelines remain high-level, <br />stopping short of being regulated. This means <br />that community and city leadership will need to <br />determine whether or not to commit to these <br />ideas <br />At this stage in the future planning of the corridor, <br />it is important to leave flexibility for continued <br />evolution while providing basic parameters for <br />future design. <br />DESIGN GUIDELINES: LORAIN ROAD FRONTAGE <br />DESIGN DETAILS FOR BUILDING EXTERIORS AND <br />STREET LEVEL RELATIONSHIPS <br />Goal: All properties along the corridor should <br />shape, enclose, and define streets and public <br />spaces to provide a cohesive and appealing <br />environment through a combination of built form <br />and landscaping. <br />Extend the existing "build -to' line or edge <br />with a connected frontage (physical or visual) <br />along North Olmsted, limiting curb cuts and <br />driveway. <br />A variety of materials should be employed, <br />including storefront windows, to create <br />animated facades, streetscape rhythm and <br />transparency. <br />Ground floor spaces must feel linked, with <br />direct access and visual connection to the <br />surrounding streets and public spaces, while <br />back -of -house spaces can be considered <br />without connection. <br />Building signage should be complementary <br />of the architecture and contribute to the <br />overall quality of the district, with signage type, <br />mounting, lighting and application fitting with <br />the character of the district. Pin -mounted <br />or channel -mounted letters are strongly <br />encouraged. Cabinet signs are discouraged. <br />Awnings are strongly encouraged to provide <br />protection from the weather, create groupings <br />of color, and add to the district's composition. <br />For Sites <br />A landscaped zone of SO'-20shall be provided <br />between the back edge of the sidewalk and <br />any surface parking. <br />Green infrastructure such as bloswales can be <br />considered for this zone to support stormwater <br />management best practices. <br />Trees, shrubs, and grasses are strongly <br />encouraged in this area to provide a visual <br />buffer. <br />LORAIN ROAD CORRIDOR STUDY <br />
