County Planning Commission, in addition to some usual North Olmsted Committee attendee
guests.
• Mr. Upton noted that the Planning Commission approval and recommendations related
to a traffic remediation on the intersection of Hampton and, as part of the development
approval plan, he also mentioned that there was going to be a review of the
Homeowners Association Charter. These were in relation to the PDC Case 229-2025 and
Ordinance 2025-19. He also, the Committee questioned Triban Investments and Drees
Homes in relation to their Forest School property plan, specifically related to Water
Retention Plan buffering on Berkshire and Tudor. Any developments around the
intersection that's being created at Stearns, the naming of the street which is Lancaster,
the home elevations and contours, that are being put in place and the differences in
setbacks for the new plan versus previous zoning setbacks in which the Triban explained
that the setbacks will be shorter in alignment with sort of new modern zoning
standards, as well as that will help to accommodate a development park area. Both PDC
Case 229-25 and Ordinance 2025-19 were recommended for approval by the Committee
by a vote of 2-0.
• Next discussed was Ordinance 2025-21 which is the Mall Area Mixed Use Overlay. Mr.
Upton presented the Mixed Use Overlay Plan which he believes allows more flexibility
for development opportunities as it relates to lot sizes and changes. Representatives
from the Cuyahoga Planning Commissions reviewed the recommended plan and
Ordinance 2025-19 was held in Committee by a vote of 2-0.
• Last we discussed Ordinance 2025-17, which is the 2025 Comprehensive Plan. We
reviewed the Implementation Matrix with a focus on the short term, which constitutes
years 0 through 3 of the plan, and covered chapters 3, 4, 5 and 6 of the Implementation
Matrix, with a planned follow-up meeting to complete 7 through 10. Thus far, the
expectation for additional budget for short term projects was estimated about $1.9
million with much of that being related to the Old Town Hall renovation and grant
funding there; and then after review of the proposal of changes, Ordinance was held in
Committee by a vote of 2-0, and the meeting concluded at 8:29 p.m. Mr. President, that
concludes my report.
Mr. President, at this time, I'd like to make a motion to recommend for approval PDC case 229-
2025, and ask for a second.
Councilman Shymske:
Second.
Council President Brossard:
Motion to approve PDC Case #229-2025, Triban Investments made by Councilman Limpert,
seconded by Councilman Shymske.
