8. Manufacturing, TechnolQZy <br />Floor area devoted to the manufacturing of technology components, <br />instruments, or devices shall not exceed fifteen thousand square feet (15,000 <br />s.f.). <br />b. The use of any hazardous material, or any scientific process that creates <br />hazardous waste must be permitted and approved by the Ohio Environmental <br />Protection Agency (OEPA), United States Environmental Protection Agency <br />(USEPA), or other appropriate regulatory authority. <br />C. The use, storage, and disposal of any hazardous material or waste must meet <br />all state and federal regulations. Provisions for the appropriate use, storage, <br />or disposal of hazardous materials or waste shall be demonstrated before the <br />approval of such use. <br />d. The proposed use shall not generate excessive noise, odors, or other such <br />nuisances beyond the premises. <br />Microbrewery. Microdistillery, or Microwinery. <br />a. Facilities for the onsite brewing of beer, wine, liquor, or other spirits, excluding <br />tasting rooms or rooms for on -site sampling of beverages, shall be no greater <br />than ten thousand square feet (10,000 s.f.) of floor area. Additional floor area <br />may be permitted as a conditional use. <br />b. Tasting rooms, or rooms for on -site sampling of beverages, are permitted but <br />shall not exceed five thousand square feet (5,000 s.f.) of floor area. Additional <br />floor area may be permitted as a Conditional Use. <br />C. No brewing equipment or storage is permitted on the exterior of the building. <br />d. The proposed use shall not generate noise in excess of the limits stated in <br />Chapter 555 Noise Control of the City of North Olmsted Codified Ordinances. <br />10. Place of Worship. The proposed use cannot exceed twelve thousand square feet <br />(12,000 s.f.) in floor area. <br />11. Research Laboratory. <br />a.
