b. Requirements for Family Day Care, Type A Homes <br />i. The site must comply with the applicable parking regulations of the <br />Zoning Code and shall make adequate provision for on -site parking of <br />vehicles used by visitors and the home supervisors. <br />ii. A paved off-street drop-off area and pick up area shall be provided. <br />iii. This facility shall be located at least one thousand feet (1,000') from <br />another such facility, Distances are measured from lot line to lot line by <br />the shortest distance. <br />iv. A copy of the site plan and descriptive plan of operation submitted to the <br />applicable State agency shall be submitted as part of the application. <br />6. Hotel. <br />a. No room shall be rented to any person or group of people for continuous <br />occupancy for more than thirty days. <br />b. There shall be provided for hotel guests a separate, off-street drop-off area that <br />must not interfere with the principal driveway or road network. <br />7. Live -Work Units. <br />a. The workspace shall occupy less than fifty percent (50%) of the dwelling units' <br />Gross Floor Area (GFA). <br />b. The dwelling shall be in continuous use as the established place of residence <br />and primary dwelling of the business owner. <br />Business operations shall cease when such use is deemed to be detrimental <br />to the public health, safety, and welfare, and/or constitutes a nuisance, and/or <br />when the use is in violation of any statute, ordinance, law or regulation. <br />d. Activities shall not include any of the following: <br />i. Use of the dwelling by more than three nonresidents of the dwelling as <br />employees at any one time; <br />ii. Use of the dwelling to produce or sell products that may in themselves, <br />or whose ingredients may, pose a danger to the health of employees or <br />neighbors, or to the integrity of the building itself, <br />iii. Creation of noise, dust, heat, fumes, odors, smoke, vibration, or other <br />nuisances, including electrical or radio frequency interference; and, <br />iv. Generation of excessive amounts of trash, materials, or yard waste <br />placed on the curb for pickup by the City's garbage collection contractor. <br />11 4 NORTH OLMSTED MALL AREA MIXED USE OVERLAY DISTRICT <br />
