E. Modification of Requirements. <br />1. In the event that satisfying all of the access, circulation, and connectivity <br />requirements would be infeasible due to the unique nature of the site or cause an <br />unintended consequence that undermines the purpose of these requirements, the <br />Planning and Design Commission may increase the number of allowed driveways <br />by up to one, and/or may adjust the spacing of/between driveways, public realm <br />treatments, block length, block Perimeter, and/or half -block lengths up to ten percent <br />(10%) of the distance required, and/or may increase the maximum width of driveways <br />and lanes up to ten percent (10%) of the allowed width. <br />SECTION 1150.10 OPEN SPACE, LANDSCAPING, AND SCREENING. <br />A. Purpose. To enhance the aesthetic quality and environmental sustainability by providing <br />greenspace to protect pedestrian spaces and ecologically sensitive areas from the negative <br />impacts of development. This section includes requirements for the inclusion, design, <br />installation, and maintenance of open spaces, landscaping, and screening in the Mall Area <br />Mixed Use Overlay District. This section also includes all standards, requirements, and <br />incentives for the inclusion of green infrastructure. <br />B. Applicability. The Open Space, Landscaping, and Screening Standards shall apply to all <br />projects developed under the regulations of the Mall Area Mixed Use Overlay District. <br />C. Plans Required. <br />1. Landscape Plan Required. A Landscape Plan shall be submitted for the entire <br />development site. The Landscape Plan shall demonstrate compliance with the <br />standards of this section and shall include the following items: <br />a. A site plan showing the location of all existing and proposed landscaping, open <br />space, screening, and other site features as well as those natural features to <br />remain. <br />b. The location and square footage of existing and proposed parking areas and all <br />required landscaping. <br />C. The location of all required or proposed landscape screens or buffers. <br />d. Property boundaries, building location(s), parking lot layout, service areas, <br />mechanical equipment, bicycle and pedestrian facilities, adjacent rights -of way, <br />north arrow, and scale. <br />e. The location, size, and names, both botanical and common, of all existing trees, <br />shrubs, and other plants that will be saved or maintained on site. <br />1 NORTH OLMSTED MALL AREA MIXED USE OVERLAY DISTRICT <br />
