3. Landscaping, At least thirty percent (30%) of the total combined Public Open Space <br />shall be landscaped, such that centralized plazas or areas for events can have lower <br />total plantings than other dedicated open spaces. <br />Trees: At least fifteen (15) large shade trees and ten (10) small or ornamental <br />trees are required per acre of total open space <br />b. The remainder of the required landscaped area shall be landscaped with a <br />combination of shrubs and other native or naturalized plantings, fifty percent <br />(50%) of which shall be evergreen. <br />4. Pervious Surface. Public Open Space may incorporate a mixture of hardscapes and <br />planting zones, but total combined open spaces shall be at least fifty percent (50%) <br />pervious surface. Pervious surface may be in the form of plant materials, mulch, or <br />pervious concrete or pavers. <br />Form. Required Public Open Space shall be in the form of designated areas for <br />active or passive recreation, such as parks, plazas, courtyards, landscaping, rooftop <br />gardens, playgrounds, and pedestrian streets. <br />a. To count toward Public Open Space requirements, rooftop gardens must be <br />made available to all tenants and/or visitors of a building, at no cost, from <br />sunrise to sunset daily or during the hours of operation of the building, <br />whichever results in a longer period of time. <br />6. Accessibility. To count towards minimum open space requirements, the required <br />open space shall be conveniently accessible by sidewalk or internal pedestrian path <br />to all buildings and parking lots on the site. To the extent feasible, linear open space <br />corridors shall be provided to facilitate pedestrian and bicycle connectivity. <br />7. Restrictions. <br />a. The following features cannot be counted toward minimum open space <br />requirements: <br />Street tree lawns and tree or landscaping islands; <br />ii. Areas required for buffering or screening; and <br />iii. Regulated floodway, stream corridor protection zones, and stormwater <br />features, including, but not limited to, detention ponds and swales. <br />b. Mechanical and utility equipment cannot be located within required open space <br />areas. <br />Open space shall not be used for parking, loading, or vehicular access except <br />emergency or maintenance vehicular access. <br />JANUARY 24, 2025 41 <br />
