V. In areas where on -street parking is to be located the minimum tree lawn <br />may be reduced to zero feet (0'), however the requirement for street <br />trees in Section 1150.10(F)(2) shall still be met. <br />(1) On -street parking may not be located within thirty-five feet (35') of <br />an intersection. <br />(2) Requirements for street trees, shrubs, ornamental trees, and other <br />plantings required for the tree lawn area may be met through the <br />use of landscape areas, planters, or other appropriate method <br />approved by the Planning and Design Commission. <br />(3) In areas with on -street parking, a minimum of fifteen percent (15%) <br />of the length of the street front shall be landscaped to a minimum <br />width of four feet (4'). This requirement may be reduced in order to <br />maintain the required pedestrian clearance for sidewalks. <br />3. Landscaping at Intersections. A minimum of forty percent (40%) of the street front <br />along corners facing any street intersection shall be landscaped to a minimum depth <br />of four feet (4% except where a required tree lawn provides for a wider landscaping <br />area. The street front along corners shall include the first fifty feet (50') along each <br />street of the intersection, exclusive of where pedestrian crosswalks intersect the <br />street curb (© in Figure 1150.10(E)). This requirement may be reduced in order to <br />maintain the required pedestrian clearance for sidewalks. <br />4. Sustainability. Every effort shall be made to create streets that are "green streets" <br />that utilize the best practices in terms of sustainability. In addition to those <br />items described in Section 1150.10(D)(5), the following sustainability features are <br />encouraged: <br />a. Use of constructed shade where tree canopy is insufficient, or trees cannot be <br />planted. <br />b. Use of lighter -colored construction materials to reduce heat island effect. <br />C. One (1) trash and one (1) recycling receptacle should be placed for every <br />600 feet on primary streets and for every 1,000 feet on secondary streets. <br />Receptacles shall be decorative and made of quality material such as concrete, <br />painted metal, or other durable materials. <br />5. Clearance. Streetscaping shall preserve the minimum clear walking space of a <br />sidewalk or all-purpose trail. <br />a. The area from the back of the curb to the fa4ade or side of the building or <br />parking lot, including the tree lawn and sidewalk, must meet all local standards <br />and ADA specifications. <br />JANUARY 24, 2025 <br />
