Landscape screening along front yards and corner side yards shall consist of <br />dense evergreen or dense deciduous shrubs. Landscaping in rear and interior <br />side yards shall consist of dense evergreen landscaping. <br />d. Perimeter screening shall have a minimum height of three (3) feet at maturity. <br />The minimum height of shrubs may be reduced if berming is provided so that <br />the combined height of shrubs and berming is not less than the minimum <br />required height. <br />e. Required perimeter screening may be located within required setbacks. <br />Transit stop amenities such as shelters, benches, and an associated concrete <br />pad may be located within the landscape strip and must meet Greater <br />Cleveland Regional Transit Authority (GCRTA) requirements. <br />g. Screening requirements may be exempted in those areas where the parking lot <br />abuts a raingarden, bioswale, or vegetated bio retention cell, other landscaping, <br />art, or signage features, or impact traffic sight lines, at the discretion of the <br />Planning and Design Commission. <br />2. Interior Landscaping <br />a. All surface parking lots designed for twenty (20) or more parking spaces, or <br />five thousand square feet (5,000 s.f) of paved surface, must devote at least five <br />percent (5%) of the interior parking area to landscaping, as shown in Figure <br />1150.10(G). <br />b. For every forty (40) parking spaces (or for every ten thousand square feet <br />(10,000 s.f.) of paved surface), parking lots shall: <br />Incorporate one (1) vegetated bioretention cell and be installed below the <br />level of the parking lot surface to allow for runoff capture. Bioretention <br />cells may count towards interior landscaping island requirements, so long <br />as they meet size requirements in this section. <br />Have at least five percent (5%) of total paved surface be pervious pavers <br />or concrete. <br />C. Interior islands should be distributed regularly throughout the parking lot. <br />Interior islands may be consolidated, or intervals may be expanded, in order to <br />preserve existing trees. <br />d. An interior island must be a minimum of eight feet (8') in width and one <br />hundred square feet (100 s.f.) in area. Each island must include at least one <br />large tree or two small trees, as shown in Figure 1150.10(G). <br />e. Interior islands may be installed below the level of the parking lot surface to <br />allow for runoff capture. <br />JANUARY 24, 2025 <br />
