H. Screening and Buffering. <br />1. Project Buffering. <br />a. A buffer zone shall be required even where the adjacent property is <br />unimproved. <br />C. In addition to the requirements in Table 1151.10(I), the buffer zone shall be <br />planted with plant material, seventy-five percent (75%) of which shall be native <br />or naturalized, or shall be preserved in a natural wooded state. <br />d. Stormwater management facilities may be located in the buffer zone provided <br />they do not reduce the screening effect. <br />e. Buffer zones may be required to incorporate berms if the reviewing authority <br />determines berms are necessary. Berm design shall comply with Section <br />1139.08 of this Zoning Code. <br />f. Exceptions: A buffer zone shall not apply where the Planning and Design <br />Commission determines that existing natural conditions are such that a lot <br />cannot reasonably accommodate a required buffer or where existing natural <br />conditions on the lot act as a buffer. <br />JANUARY 24, 2025 <br />
