2. Outdoor Storage and Waste Disposal Facilities. <br />a. Permitted outdoor storage and waste disposal facilities shall be located within <br />the building or in the rear yard only and shall be screened when adjacent to a <br />residential lot or visible from a public street. <br />b. Outdoor storage and waste disposal facilities shall be completely screened by a <br />masonry enclosure with a closeable vinyl or wooden gate. Screening must be a <br />minimum of six feet (6') in height and at least ninety percent (90%) opaque. <br />C. Temporary storage of materials for construction on the premises may be <br />located outdoors and does not require screening. <br />3. Mechanical and Electrical Equipment. <br />a. Mechanical and electrical equipment cannot be located in a front yard or in a <br />side yard when the side yard abuts a street (not including an alley). <br />b. Mechanical and electrical equipment shall be completely screened by a <br />combination of walls, fencing, or hedges. Screening must be at least six (6) <br />inches higher than the topmost point of the equipment being screened and <br />must be at least seventy-five percent (75%) opaque. <br />Modification of Requirements. <br />In the event that satisfying all of the open space, landscaping, and screening <br />requirements would be infeasible due to the unique nature of the site or cause an <br />unintended consequence that undermines the purpose of these requirements, a <br />property owner (or designee) may submit a written request to the Planning and <br />Design Commission for a modification of the requirements. <br />2. The Planning and Design Commission may decrease the required open space to five <br />percent (5%) of the site, may reduce the required number of trees by ten percent <br />(10%), may reduce interior parking lot landscaping by up to ten percent (10%), and <br />may reduce the width of landscape strips by two feet (2'). <br />3. The Planning and Design Commission may reduce the required width of public open <br />space to facilitate pedestrian or bicycle connectivity on the site or between adjacent <br />sites. <br />SECTION 1150.11 EXTERIOR LIGHTING. <br />A. An exterior lighting plan shall be required for any development under the MAMU Overlay <br />District and shall include the following: <br />1. A site plan to scale of no less than 1 inch = 30 feet showing location of all exterior <br />light fixtures, controllers and transformers.
