b. The maximum building sign area permitted for an individual unit within a <br />building shall be one square foot (1 s.f.) of signage per lineal foot of the units <br />facade frontage, provided that unit has an exterior entrance. <br />2. Illumination. <br />a. Cabinet signs are prohibited in the MAMU Overlay District. <br />b. Channel letters, symbols, and other individual elements may be used for or as <br />part of permitted sign types and may be internally lit or back -lit. <br />C. If a raceway is necessary, it cannot extend in width or height beyond the area of <br />the sign. <br />d. A raceway must be finished to match the background wall or canopy or <br />integrated into the overall design of the sign. <br />3. Window signs. <br />a. Window signs must be applied directly to inside of the window or door glass, at <br />or above eye level, and have a transparent background. <br />b. Information type is limited to business name, logo, hours of operations, and <br />product types. Additional information is prohibited. <br />Signs may not be placed so as to form a continuous border around the edge of <br />a window or door. <br />SECTION 1150.13 DEVELOPMENT PLAN REVIEW AND APPROVAL. <br />A. General Provisions. Development Plan Review and Approval shall conform to the <br />requirements of Chapter 1126 Development Plan Review, except as modified in this <br />Chapter. <br />B. Preapplication Meeting Required. For any proposed or potential development under the <br />MAMU Overlay District, the Applicant shall schedule a preapplication meeting with the <br />Economic and Community Development Director to discuss the proposed development <br />project as it relates to zoning requirements and review standards. The Applicant shall <br />provide a generalized development site plan or sketch drawing for discussion purposes at <br />this meeting. <br />C. Additional Development Plan Requirements. In addition to the requirements identified <br />in Section 1126.06 Development Plan Requirements, development plans shall include all <br />plans and information as required in this Chapter. <br />NORTH OLMSTED MALL AREA MIXED USE OVERLAY DISTRICT <br />
