1.1 BACKGROUND <br />MAMU OVERLAY DISTRICT <br />This Design Manual was developed in <br />conjunction with the adoption of the MAMU <br />Overlay Zoning District. <br />The purpose of the Mall Area Mixed Use <br />(MAMU) Overlay District is to: <br />Promote the redevelopment of the area within <br />and around Great Northern Mall as a compact, <br />mixed -use, walkable, and vibrant neighborhood <br />to: <br />(1) Support the intent and objectives of <br />community and development plans adopted <br />by the City, including the City of North <br />Olmsted Master Plan and 2023 Lorain Road <br />Corridor Study, <br />(2) Encourage the redevelopment and reuse of <br />existing buildings and parking areas, <br />(3) Promote more efficient land use and <br />development patterns through increased <br />densities of residential and commercial uses <br />that support vibrant neighborhoods and <br />increase the local tax base, <br />(4) Enhance the quality of buildings, public <br />spaces, and streetscape environment to <br />establish a sense of identity and attract <br />employers, businesses, residents, and <br />visitors, <br />(5) Increase transit use and expand <br />other mobility options by creating an <br />environment that makes using all modes <br />of transportation comfortable, convenient, <br />and safe through enhanced streetscapes, <br />amenities, and pedestrian -oriented <br />buildings, <br />(6) Increase convenient access to important <br />services, goods, and employment by mixing <br />commercial and residential uses, <br />(7) Encourage an appropriate mix of residential <br />options to promote different housing types <br />for people with various income levels and at <br />different stages of life, and, <br />(8) Incorporate sustainable and green practices. <br />The MAMU district provides use standards, <br />dimensional standards, parking and loading <br />standards, and Design Standards .
