The owner of record must vacate, repair or demolish the structure or premises in accordance with <br />the terms of this Notice and the City's ordinances, and <br />b. The occupant must vacate such structure or premises or have it repaired in accordance with this <br />notice to remain in possession; and <br />c. The mortgagee, agent, lienholder of record or other person having an interest in the structure or <br />premises, as shown by the records maintained by the Cuyahoga County Recorder and / or Fiscal <br />Officer, may at his or her own risk repair, vacate or demolish the structure or premises or have <br />such work or act done, and <br />d. The repairs or demolition must be completed within 60 days of this notice. <br />The structure has been rendered uninhabitable by various reports submitted to the office of the <br />Building Commissioner, such as, North Olmsted Fire Department (NOFD) (Kevin Zywiec), Cuyahoga <br />County Board of Health Report (Tom Barsa), Building Inspector Report (John Schneider), Property <br />Maintenance Report (Jim McGaughey), Senior Center Report (Erica Miller & Tiffany Hunt). Highlights <br />from these reports center around the same issues; as follows: rubbish and deteriorated personal <br />items throughout the premises; front door was unable to open enough to get inside due to the <br />excessive debris, debris scattered and piled up in every room of the home; mildew and mold <br />throughout walls and ceilings in numerous areas of the dwelling, no working bathroom; first floor <br />bathroom had been closed off with plywood; extension cords being used throughout the inside of the <br />home, all surfaces were found to be extremely unsanitary in the kitchen; no safe ingress or egress in <br />or out of the home, home in its present condition is not safe or healthy to reside in; electrical outlets <br />are not accessible; missing drywall and insulation exposed in certain areas; blockage of heating and <br />ventilation system; squirrel and rodent infestation in attached garage; hole in the roof to allow water <br />infestation, missing garage door; missing gutters; main electrical service to house not attached <br />WWW.NORTH-OLMSTEDCOM <br />
