Violation Number: CODE-908-2025 Dear Property Owner; In accordance with the City of North Olmsted Ordinances Sections 1363 108.2 and 1364.107,1, you are hereby notified that the residential structure at the above referenced address has been declared an Unsafe Structure or Premises and a Dangerous Uninhabitable Structure and: a. The owner of record must vacate, repair or demolish the structure or premises in accordance with the terms of this Notice and the City's ordinances, and b. The occupant must vacate such structure or premises or have it repaired in accordance with this notice to remain in possession; and c. The mortgagee, agent, lienholder of record or other person having an interest in the structure or premises, as shown by the records maintained by the Cuyahoga County Recorder and / or Fiscal Officer, may at his or her own risk repair, vacate or demolish the structure or premises or have such work or act done, and d. The repairs or demolition must be completed within 60 days of this notice. The structure has been rendered uninhabitable by various reports submitted to the office of the Building Commissioner, such as, North Olmsted Fire Department (NOFD) (Kevin Zywiec), Cuyahoga County Board of Health Report (Tom Barsa), Building Inspector Report (John Schneider), Property Maintenance Report (Jim McGaughey), Senior Center Report (Erica Miller & Tiffany Hunt). Highlights from these reports center around the same issues; as follows: rubbish and deteriorated personal items throughout the premises; front door was unable to open enough to get inside due to the excessive debris, debris scattered and piled up in every room of the home; mildew and mold throughout walls and ceilings in numerous areas of the dwelling, no working bathroom; first floor bathroom had been closed off with plywood; extension cords being used throughout the inside of the home, all surfaces were found to be extremely unsanitary in the kitchen; no safe ingress or egress in or out of the home, home in its present condition is not safe or healthy to reside in; electrical outlets are not accessible; missing drywall and insulation exposed in certain areas; blockage of heating and ventilation system; squirrel and rodent infestation in attached garage; hole in the roof to allow water infestation, missing garage door; missing gutters; main electrical service to house not attached WWW.NORTH-OLMSTEDCOM
